“If you want top dollar for your home, you should price it high. You can always come down if you need to.”

Hands up if you’ve heard this. Or if you’ve heard people say:

“Just wait it out. You’ll eventually get the offer you want if you’re willing to wait.”

Or, my person favorite:

“Zillow says my home is worth $________”

Sigh.

Contrary to popular belief.... it is a GREAT time to buy! Sure, interest rates aren’t 2.5% anymore, but we will most likely never see that number again unless something crazy (like a pandemic) happens. We are currently at 6.25% (can even go as low as 5%) which is STILL LOW compared to years before.

But NOW, we are in a more normalized market where buyers are able to NEGOTIATE price and terms without multiple other bids...

A market where you don’t have to pay $50,000 OVER asking price sounds pretty good to me 🤷🏽‍♀️ just saying...
