That's where our FHA Zero Down Program can be a game changer.
How it works
This program pairs a 96.5% FHA first mortgage with a 3.5% or 5% Down Payment Assistance (DPA) second mortgage, allowing qualified buyers to purchase a home with no down payment required. The DPA funds can also be used toward eligible closing costs.
The program is available for:
Primary residence purchases
Credit scores as low as 600
Fixed-rate financing
Qualified first-time and repeat homebuyers
The key to making this program work
While the buyer doesn't need a down payment, we typically structure these transactions with seller concessions (credits) to help cover remaining closing costs.
When we negotiate those seller credits correctly, many buyers can purchase a home with very little money out of pocket.
