Have you noticed how much color has disappeared from our homes?

Think about the houses we’ve watched change throughout Dunes West over the years. Rich woods, deeper colors and traditional Lowcountry interiors have increasingly given way to white, beige, light oak and gray.

There’s a reason buyers gravitated toward that look—but I wonder if the pendulum is beginning to swing back.

As everything becomes cleaner, safer and more neutral, personality itself may be becoming a luxury.

AI is coming for your job. But is it also coming for your HOUSE — and maybe even your life?

That’s the warning exploding across the AI world this week. And after several of my real estate clients asked me about it, I think we need to separate the legitimate risks from the Silicon Valley hysteria.

Here’s what nobody seems to be saying:

The people building AI have an enormous incentive for you to believe it’s nearly omnipotent.

It isn’t.

I use AI every day, and it’s extraordinary. I also watch it confidently produce complete bu****it — especially in real estate.

AI can only analyze what it can access. It doesn’t walk through your house. It doesn’t know the $200,000 renovation you just completed unless someone tells it. It can miss why two seemingly identical Charleston homes have dramatically different values. And it can’t retrieve important information that was never digitized in the first place.

But here’s where homeowners SHOULD pay attention:

AI is increasingly influencing how consumers research real estate, evaluate properties and decide what deserves their attention.

That means the next generation of real estate marketing isn’t about competing AGAINST AI.

It’s about understanding how to influence the information AI sees, interprets and ultimately presents to buyers.

AI probably isn’t replacing knowledgeable real estate professionals anytime soon.

But real estate professionals who understand AI?

They’re going to replace a lot of the ones who don’t.
