Charleston real estate sales were about the same in 2025 as 2023 and 2024. For 2025 we were up 1.4% in transactions versus 2024. For thefirst two months of 2026, the number of transactions is very similar to the same 2025 period. And the median price of closed sales is alsovery similar to the same 2025 period. Right now the median price of homes and condos in Charleston is about $433k. Condos make up about25% of our market. The median price of single family homes is naturally a bit higher at $465k. It's a bit early in the year to make predictionsyet. The Fed did cut the rates one more time in early December. Unfortunately,inflation has ticked up a good bit and it is unlikely that therewill be any more rate cuts for the foreseeable future.

Meanwhile, the Charleston economy is doing well. But there was a bit less economic news in February as might see going forward. Boeing has donated $1M to Lowcountry Land Trust for the Angel Oak Preserve project. The project has raised $6.9M toward its $16.5M goal. The 44-
acre preserve will serve as a park and living museum. Nearly 200 affordable and workforce housing units are underway after receiving $6.6 million from the Housing Our Future Trust Fund. Fund backed by Charleston County and SC Community Loan Fund. RCB Development
acquires, redevelops, and fully leases 91000-square-foot facility located in North Charleston. Waterside Business Logistics has leased 41380 square feet and Smithey Ironware takes the remaining space to expand manufacturing.

This has all been good news for real estate sales and we have seen a bit better buying activity in the first 2 months of 2026. But there is talk that there won't be any rate cuts in the first half of 2026.
Meanwhile, the Charleston economy is booming. Le Creuset has opened 300k sqft distribution facility in Hampton County. This is the 4 th Lowcountry expansion for the French cookware maker adding 30 jobs. Goldrich Kest purchased a 449k sqft property in Summerville, marking its first acquisition in SC. The primary tenant for the Class A building is IFA Rotorion, an automotive supplier. Mobix Fulfillment leased 342k sqft at Coastal Crossroads in Summerville. The site offers I-26 access and connectivity to Port of Charleston. MUSC Health Clements Ferry Pavilion opened to patients in December. The 80k sqft medical office building employs 180 team members. Breeze adds seasonal nonstop route from Charleston to Fort Lauderdale with service beginning July 2. They have also added nonstop flights from Charleston to Atlantic City beginning May 6. Introductory fares start at $49 one way. Sun PhuQuoc Airways ordered up to 40 Boeing 787 Dreamliners. This is the largest Boeing widebody order in Vietnamese history. Charleston has been selected as US headquarters for Superbox cold chain system. Their modular units cut cold storage build times from months to weeks. The fleet will include 30k assets serving food, pharmaceutical and chemical suppliers. Long-term plans include a Lowcountry manufacturing facility and 100 jobs.

This has all been good news for real estate sales and we have seen a bit better buying activity in recent weeks. But there is talk that there won’t be any rate cuts in the first half of 2026. Meanwhile, the Charleston economy is booming. Breeze Airways is launching nonstop service from Charleston to Cancun. Flights will operate once weekly on Saturdays. Introductory fares start at $119 one way. City of Charleston and Charleston Redevelopment Corp. deliver four new workforce housing units downtown. The partnership announced 200 additional affordable housing units over the next three years. The project includes $55 million in planned investment and $100,000 city contribution. Delta Air Lines ordered 30 Boeing 787 Dreamliners with options for 30 more. Alaska Airlines announced its largest-ever airplane order with Boeing. The deal includes five South Carolina-built 787 Dreamliners for long-haul routes. The order covers 105 737-10 jets plus options for 35 more. The Beach Co. completed The Charles, a luxury waterfront rental project in downtown Charleston. The development includes 15 townhomes and eight residential flats across three buildings. Monthly rents range from $9,000 to $23,000, with units up to 3,400 square feet. A $2M church project has started on James Island.

Happy New Year! I hope you all enjoyed a wonderful holiday season and are ready for a fresh start as January is here and the new year is upon us. Greg and I are excited for 2026 as we are about to welcome our 8th grandchild, Esme, on January 8th. Sad she’s in Denver but we have frequent flyer miles. We learned on this trip to see the kids in Pennsylvania that our daughter, Kati and her husband Joe, will add to their family in June…TWINS! A boy and a girl…so, that’s why I am so late in emailing this. We stayed to help watch the girls with all the doctor appointments and headed home January 2. Buckle up! 2026 is going to be a ride…I’ll be here and our team is ready to help you find a new home in 2026 as we anticipate the FED to drop the rates as the economy continues to have a strong showing. Median sales price is still strong with a 2.3% increase versus the same 2024 period. Median sales price for the area is now at $440k. Mortgage rates have moved back under the 6.3% level. The Fed did cut the rates one more time in early December. This has all been good news for real estate sales and we have seen a bit better buying activity in recent weeks. Meanwhile, the Charleston economy is booming. MUSC Health has recently opened its new Kiawah Partners Pavilion in Johns Island, serving the Sea Island communities. The facility began accepting patients on Dec. 18 and be open 24 hours a day with a freestanding emergency room, trauma and triage rooms, imaging and radiology services, on-site laboratory, helipad and medical offices for other patient services. Located in a historic circa 1806 building, Charleston natives are opening a new dining option in the French Quarter of downtown Charleston. Mike and Kathleen Shuler, with their business partner Nathan Wheeler, will open their all-day restaurant at 40 Broad St. The team said Quarter French will offer morning coffee, lunches and dinner with cocktails, all with influence from French cuisine. Redwood Materials, a lithium-ion battery recycler, has opened operations of its $3.5 billion facility on 600 acres of Camp Hall Commerce Park in the Lowcountry — regarded as the largest economic development project in the history of South Carolina. This is a small but significant start toward what will become one of the world’s largest recovery, refining and manufacturing campuses. Over the next decade, Redwood will continue to grow in South Carolina, creating more than 1,500 jobs. Modus21 will invest$1.1 million to expand its North Charleston operations. The expansion supports 80 new jobs and the company’s Cloud Innovation Lab. The firm provides commercial and defense technology consulting services.

Meanwhile, the Charleston economy is booming. Roper St. Francis Berkeley Hospital has opened a new four-story tower. The expansion doubles total capacity from 50 to 100 beds. New services include ICU, cardiology, neurosurgery, and orthopedics. 380 new staff will be hired as part of the system wide 2030 strategic plan. Boeing gained up to 37 airplane orders from three Central Asian carriers. 27 of the 37 are part of the Dreamliner family, based and assembled at Boeing’s North Charleston site. Boeing has turned dirt on its 1.2 million-square-foot expansion, planning to employ over 2,500 people throughout the construction process at its North Charleston facility. The Boeing SouthCarolina location is home to the 787 Dreamliner program, which it plans to expand to produce 10 airplanes per month in 2026. The company
has invested $1 billion into the infrastructure and plans to create 1,000 more jobs over the next five years following the construction. Henderson Park and Landmark Properties acquired a 1.21-acre site for new student housing at the College of Charleston. The Mark Charleston will offer 335 beds across 99 units and amenities include rooftop decks, a pool deck, fitness center, study areas and ground-floor retail. Navy Yard Charleston will add 55 new townhomes at Marine Row. DRB Homes will build the townhomes and open an office on-site. The units will range from 1,600 to 2,000 square feet near Storehouse Row. Construction begins in 2026 with first homes ready in 2027.

July 2025 CharlestonByDay Newsletter

Charleston real estate sales were about the same so far in 2025 as 2024. Mortgage rates have moved back to the 7% level. The Fed did not change rates at their meeting in June. Year to date, we are down 1.4% in transactions versus the same 2024 period. Median sales price is still strong with a 3.5% increase versus the same 2024 period. Median sales price for the area is now at $440k.
Meanwhile, the Charleston economy is booming. Breeze Airways has debuted a new nonstop seasonal service from Charleston to Burlington, Vermont. The new route will operate twice weekly on Mondays and Fridays. For the past 6 years, Pensievision, a Charleston company, has used its 3D imaging technology in cervical cancer treatment. Now, it is on the path to being one of the first SC companies to send its technology to space. In August, the company will have a payload in a device sent to the International Space Station. The camera will be used in an experiment to monitor microbial extremophile survival in space. Fourthline Capital Management LLC has acquired 200 Meeting Street in the historic district of Charleston. The acquisition represents the first time the property has switched hands in over 20 years. The property includes 145k sqft of office and retail space and features a four-story parking garage with 350+ spaces. Plans include major renovation and new retail activation. RoadOne IntermodalLogistics, one of the largest intermodal trucking providers in North America, has leased a newly completed 384k sqft industrial building in Summerville. Seamon Whiteside, a Charleston-based engineering and design firm, has purchased a 30k sqft Class A office building in Mount Pleasant. Avison Young, a global real estate advisory firm, arranged the $4.5M sale for the seller, Long Point Center LLC. After 170 years in the Lowcountry, Roper St. Francis Healthcare broke ground Wednesday on a new hospital aimed to employ about 3,600 construction workers over its four-year development. The $1.2B project has been in the works for about 3 years with plans for completion in 2029. Amazon has expanded its first footprint in Dorchester County with a newly opened Same-Day Delivery site in Summerville. The 150k sqft facility is located in Jedburg Logistics Park and will create more than 100 full-time jobs for the region starting at $18.50 per hour. Charleston County has opened applications for housing trust fund loans. $8.35M allocated from local tax revenue will seed the fund. Loans will support rental and homeownership housing development. Funds can be used for acquisition, rehab, construction, and planning. Four Seasons announces first SC hotel on Meeting Street in Charleston. Property features spa, fitness center, dining, and event space as well as 139 hotel rooms and 36 luxury residences priced from $5 million and the expected completion is for 2028.

How is it possible that May is here and the gardens are in bloom! My allergies can agree that things are blooming, and it is beautiful outside. Exciting things happening, the two-week Spoleto and Piccolo Spoleto Festivals will kick off during the last week of May. This is possibly the greatest arts festival in the United States. There are far too many wonderful events to list here. There's also the N Chas Arts Fest and the Charleston Greek Festival. The Charleston Farmers Market is in Marion Square downtown each Saturday starting April 12. The Mt P Farmers Market is open every Tuesday until October. Concerts on the Green at Freshfields Kiawah are back each Friday evening. The Stingrays had a great season but sadly it came to an end in game seven! Have a great off season and we will see you at the rink soon. NOW, let's go Dogs who are at home on May 6-11, 13-18, 27-31.

Median sales price is still strong with a 3.6% increase versus the same 2024 period. Median sales price for the area is now at $435k. Meanwhile, the Charleston economy is booming. SHL Medical has opened a new state-of-the-art manufacturing facility in North Charleston, investing $220 million and creating 300 jobs. The 360k sqft facility will produce SHL Medical's advanced autoinjectors which treat conditions like obesity, autoimmune disorders and rare diseases. With a key infrastructure project now complete, SC Ports' busiest container terminal can once again handle three mega container ships simultaneously at any tide, providing expedited logistics and consistent fluidity for ocean carriers calling on the Port of Charleston. The Charleston Airport has launched international service with flights to Bermuda on Saturdays. MUSC will begin planning and construction on a state-of-the-art comprehensive cancer hospital in Charleston. Defense manufacturer completes portion of $120M Berkeley County Leonardo DRS Facility. The Goose Creek facility is anticipated to be completed in 2026 and will contribute to the company's $120 million investment and is expected to create 58 new jobs. For the second year, the Food Wine Classic in Charleston is returning to the region, having previously been named the best festival by USA Today. From Nov. 14-16, the event will have local talent such as Mike Lata, James London, Carrie Morey, Rodney Scott, Femi Oyediran and Miles White.
