🏑 What if your home helped pay for itself?

Most people look at this property and see two houses.

We see two opportunities.

This James Island property includes:
βœ… 4 Bedroom / 2 Bath main home
βœ… 3 Bedroom / 2 Bath second home
βœ… Two separate residences on one lot

One option?

🏑 Live in one
πŸ’° Rent the other

If the second home generated approximately $1,800 per month in rental income, that's over $21,600 per year helping offset your housing costs.

With housing affordability becoming a challenge for many buyers, properties like this can create opportunities that simply don't exist with a typical single-family home.

The real question is...

πŸ‘‡ Would you live in one and rent the other, or rent both?

Comment below.

πŸ’‘ MORTGAGE HACK: Could one extra payment per year save you over $100,000?

Most homeowners focus on lowering their monthly payment.

But one of the simplest ways to build wealth through homeownership is to shorten the life of your mortgage.

Here's an example:

🏑 $450,000 mortgage
πŸ“ˆ 7% interest rate
πŸ’° About $3,000 monthly principal & interest payment

Instead of making one extra payment at the end of the year, you could divide that payment by 12 and add approximately $250 per month toward principal.

In this example, that strategy could:

βœ… Pay off the mortgage about 6 years earlier

βœ… Save approximately $150,000 in interest

βœ… Build equity faster

Small monthly habits can have a huge impact over time.

πŸ‘‡ Would you put an extra $250/month toward your mortgage if it meant paying off your home years sooner?

⚠️ Disclaimer: This example is for educational purposes only and is based on a hypothetical $450,000 mortgage at 7% interest. Actual savings will vary based on loan amount, interest rate, loan term, payment timing, and lender requirements. Always consult your lender, mortgage professional, or financial advisor before making changes to your mortgage payment strategy.

🏑 What does $410,000 get you on Johns Island in 2026?

With home prices continuing to rise across Charleston, many buyers assume Johns Island is out of reach. But homes like this prove there are still opportunities to own a detached home with a yard in one of the area's most sought-after locations.

🌳 Spacious lot
🏑 Detached home
✨ Tons of character
πŸ“ Convenient access to Downtown Charleston, Kiawah, and Folly Beach

The best part? You don't always need a massive budget to get into a great location.

Would you choose this home or a newer townhouse with an HOA for the same price? Let us know in the comments. πŸ‘‡

🏑 Thinking about selling your home?

One of the biggest misconceptions that we hear from homeowners is:

"I'm waiting for interest rates to come down."

The reality is that rates are only one piece of the puzzle.

In many cases, your home's condition, the number of competing homes on the market, and your pricing strategy can have a much bigger impact on your success than the current mortgage rate.

Charleston buyers are still purchasing homes every day because life doesn't stop:

βœ” Relocations
βœ” Military transfers
βœ” Job changes
βœ” Growing families
βœ” Downsizing retirees

The question isn't always "What are rates today?"

Sometimes the better question is:

❓ How many homes like mine are competing for buyers right now?

If you're curious what your home could realistically sell for in today's market, send us a message. We're happy to provide a personalized value estimate and show you exactly what's happening with similar homes in your community.

πŸŒͺ️ Hurricane season is here, Charleston.

Quick question:

Do you know your home's flood zone?

Many homeowners don't think about it until they're shopping for insurance, considering renovations, buying a home, or preparing for a storm.

A few things worth knowing:

βœ… Flood zones can affect insurance costs

βœ… Flood maps and flood history aren't always the same thing

βœ… Homes outside high-risk flood zones can still experience flooding

βœ… Flood zone information can be important when buying or selling a home

Before the next storm system pops up off the coast, it's worth taking a few minutes to understand your property's flood risk.

πŸ“ Curious about your flood zone?

Comment "FLOOD" below or send us a message and we'll point you in the right direction.

Happy Friday, Charleston! β˜€οΈπŸŒ΄

Another strong week across the Lowcountry with 309 homes going under contract.

🏑 17 in James Island
🏑 13 in Johns Island
🏑 17 in North Charleston
🏑 40 in Summerville/Ladson
🏑 60 in Hanahan, Goose Creek & Moncks Corner

Despite all the talk about interest rates and market uncertainty, buyers are still finding opportunities and making moves throughout the Charleston area.

Whether you're planning to buy, sell, invest, or just keeping an eye on the market, it's always interesting to see where activity is happening.

🏑 Are You Paying More Property Taxes Than You Need To?

Many Charleston-area homeowners qualify for South Carolina's 4% Legal Residence Assessment, but never file for it.

Here's why it matters:

βœ… Primary residences are typically assessed at 4%
❌ Second homes, vacation homes, and investment properties are typically assessed at 6%

That means a property assessed at 6% has an assessed value that is 50% higher than an otherwise identical property assessed at 4%.

The result? Potentially higher annual property taxes for the same home.

If you own and live in your home as your primary residence, it's worth taking a few minutes to make sure you're receiving the proper assessment.

Have questions about property taxes, exemptions, or homeownership in the Charleston area? We're always happy to help.

πŸ“Š CHARLESTON MARKET UPDATE | YTD THROUGH MAY 2026

The Charleston real estate market continues to show strength, but not every area is moving in the same direction.

Here are a few key takeaways:

βœ… Transactions are up 2.5% year-over-year
βœ… Median sales price is up 2.3% to $450,000
βœ… Single-family home median price has reached $480,000
βœ… Inventory remains relatively low at just 3.3 months
βœ… May sales jumped 12.7% compared to April

Some areas like Daniel Island, Wando/Cainhoy, Downtown Charleston, and Johns Island are seeing strong momentum, while other markets are beginning to normalize after several years of rapid appreciation.

The biggest takeaway? Real estate is hyper-local. What's happening in one neighborhood may be completely different from what's happening just a few miles away.

If you're thinking about buying or selling in Charleston, understanding your specific market is more important than ever.

Which Charleston area do you think is performing the strongest right now?

🏑 Happy Friday, Charleston! πŸŒ΄β˜€οΈ

Before you head into the weekend, here's a quick snapshot of what buyers were doing across the Charleston market this past week:

πŸ“ˆ 345 homes went under contract
🏠 271 single-family homes
🏘️ 61 condos/townhomes
πŸ’° Median single-family list price: $575,000
⏱️ Median days on market: 25

A few interesting takeaways:

βœ… Mount Pleasant continues to dominate luxury activity with 17 homes over $1M going under contract.
βœ… Summerville/Ladson led the region with 63 single-family homes under contract.
βœ… Johns Island stayed strong with 16 homes under contract and a median list price of $615K.
βœ… James Island saw 11 homes go under contract, ranging from $275K all the way up to $3.5M.
βœ… Inventory under $250K remains extremely limited, with only 8 single-family homes going under contract in that price range.

The biggest story? Buyers are still active across virtually every price point and area despite ongoing affordability challenges and higher interest rates. Demand hasn't disappearedβ€”buyers are simply becoming more selective.

If you're wondering what these trends mean for your home's value or your plans to buy or sell in 2026, send us a message. We're always happy to help.

Have a great weekend, Charleston! 🍻🌊

β˜€οΈ June in Charleston is officially here!

One of the things we love most about living and working in the Lowcountry is that there's always something happening this time of year.

From Spoleto Festival and Piccolo Spoleto to concerts, farmers markets, beach days, fishing tournaments, RiverDogs games, and evenings spent on the water, June is when Charleston really comes alive.

A few events on our radar this month:

🎭 Spoleto Festival USA
🌽 Farmers Market at Marion Square
🎢 Jelly Roll, Chris Stapleton & Mt. Joy
⚽ Charleston Battery matches
🚀 Carolina Billfish Classic
🎡 Reggae Nights at James Island County Park
πŸš— Cars & Coffee at Freshfields Village
πŸŽ† Carolina Day RiverDogs Drone Show

Beyond the events, this is one of the best times of year to enjoy everything that makes Charleston specialβ€”sunsets on the harbor, walks downtown, weekends at Folly Beach or Sullivan's Island, and spending time with family and friends outdoors.

The Charleston real estate market remains active as we move into summer, but this month we're mostly focused on enjoying everything our community has to offer.

What's your favorite Charleston tradition or event in June? Let us know below! πŸ‘‡

Have a great month, Charleston!
