Charleston does Christmas better than anywhere I've ever lived. 🎄

It's 24 days until the 37th Annual Holiday Festival of Lights opens at James Island County Park — Nov 13 through Dec 31, nightly 5:30–10pm. Three miles of road, 750+ displays, a 50-ton sand sculpture, and Santa on site through Dec 23.

And Explore Charleston just dropped the official Christmas hub: holiday hotel packages, a 3-day Hanukkah itinerary, the installations, and an Advent Calendar starting Dec 1.

This town doesn't do the holidays halfway.

Veterans: builders are handing you $5,000 and a 4.75% rate while everyone else pays 7.40%.

D.R. Horton has a $5,000 fence credit for eligible veteran buyers AND builder rates as low as 4.75%. Freddie Mac's survey this week: the 30-year fixed is 7.40%. On a $400K loan, 4.75% vs 7.40% is about $683 less per month. That's not a gimmick — that's your payment.

This is exactly how my west-side buyers are winning right now.

Tuesday, Mount Pleasant Town Council approved the Republic Tract settlement: the town buys ~129 acres with 2+ miles of waterfront for $28.5M as a future public park — and caps the rest of the ~185-acre tract at 95 single-family homes.

Under county rules, that same land could have held up to 1,600 units. Read that again.

North-side supply just got permanently tighter. Scarcity is what protects your home value.
