🏡 1,070 homes sold, a big jump from last year
⏱️ Median time on market: 68 days

Homes are still selling close to asking, but buyers have more room to evaluate and negotiate. For sellers, accurate pricing, great condition and a smart strategy from day one matter more than ever.

Charleston keeps drawing attention from across the country too. The strongest inbound searches came from Washington, DC, Charlotte and New York, followed by Seattle, Boston and Chicago. (That’s search activity, not confirmed moves.)

Fall is teasing us a bit right now with some cooler weather, so my husband and I took the opportunity to tour Middleton Plantation last weekend. The weather couldn’t have been better. All the years we’ve lived here, we’ve never been to Middleton Plantation, located off of Hwy. 61 in West Ashley. It did not disappoint with the gorgeous Ashley River views, and beautiful gardens. This was the first landscaped garden in the U.S. And it was fascinating to learn the Middleton family history and what role they played in establishing our country. We didn’t have time to walk over to the stable side to see the livestock, but we did drive by the Middleton Place Inn and saw a group of horseback riders setting out for an afternoon ride on the grounds.

Sherwin-Williams just named its 2027 Color of the Year: Celery SW 6421, in collaboration with HGTV Home by Sherwin-Williams.

It’s a soft, muted green with yellow undertones, almost pastel, and it comes straight from the garden bed. Sherwin-Williams says it reflects what people want right now: wellness, balance, and connection, along with a growing interest in bringing the natural world indoors.

Celery pairs well with deeper tones like espresso brown, soft lilac, and inky navy. Rich browns have been so popular lately, so a celery wall with warm wood furniture or chocolate-toned accents is an easy combination to try.

This one is personal for me. Celery was my favorite color to paint walls back in 1999 when we lived on Daniel Island. I painted our dining room this shade. Everything old is new again! 😄
