Before you start house hunting this weekend, work on getting your pre-approval letter!

Why?

-It helps you know your budget! I'm sure you have a number in your head of how much you are willing to spend, but it's important to know how much you qualify for so that you aren't shopping in the wrong price range

-A pre-approval letter helps your offer stand out! If a seller gets two offers with the same terms, but only one is accompanied with a pre-approval letter, the chances are high that they will choose the offer with the pre-approval. Having your pre-approval letter attached with your offer allows the seller to know you are a qualified/serious buyer. Why would you not want to have your offer stand out?

If you want to do the most by doing the least when staging, then work your magic in the living room. This is THE most important room to stage according to the National Association of Realtors.

86% of buyers rated the living room as more important than any other room however if you want to WOW everyone consider staging the master bedroom and kitchen as well.

If you want guests to remember your home, create an entryway that's hard to forget.

Start off with either a bench or a skinny table as a place to put decor on. These two items are crucial as they fit perfectly in the entryway wall.

Next, add the decor on the table or bench, I like to add coffee table books or house plants.

Then you'll want to add something to the side of the bench or table to give it more character such as a basket filled with blankets.

Lastly, use a round mirror to make the room feel bigger and give it the extra oomph it needs!

Ok, it's true. Our pets can't talk to us, but if they did we all know what they would want and that's one thing...

A big spacious backyard to run around in so their ears can flop up and down and their tongue can get maximum wind speeds. Even though they are only part of our lives, we are their whole life!

The time has FINALLY come! You're ready to buy your first home, and you probably have NO idea what you're doing and the anxious emotions are rolling in... BREATHE. You got this!

Here are some KEY items you need to know about buying your first home:

- Get pre-approved: I've said this once, I'll say it again... Get pre-approved BEFORE you start home searching!

-Don't skip the inspection: Inspections are your friend, do not miss out on knowing the ins and the outs of a home you are about to commit to

-Overlook the little things: Do you hate the paint color on the walls? Or maybe the bathroom isn't as renovated as you'd like. Don't worry about these small things! They can always be changed, what's more, important is a home in good condition!

-Don't forget about closing costs: Ah yes, closing costs are a headache and need to be saved for. Don't blow your savings before buying a home, you will need them!

-Work with an agent you can trust: Trust is huge in any real estate transaction, you need to trust that your realtor has your best interests and knows what you are looking for!
