On a recent trip to Columbia, I made a special trip to one of my favorite places - 🤍

In honor of my mother-in-law, Cricket, I had my collection of vases filled with beautiful permanents to be able to use more often and at home and for stagings. 🌿 Permanents are the perfect way to bring florals and greenery into your home without the responsibility of maintenance and trust me, these look just like the real thing - fabulous! 🥰

What’s my favorite part of my job? THIS. 👆🏻

Seeing a before and after side by side never gets old and this one stopped me in my tracks. Staging isn’t just about decluttering and depersonalizing. It’s about strategy — setting up every room for maximum impact and showcasing it for its intended purpose. 💫

Here’s how we transformed this home, room by room:

Sunroom — Rotating the sofa toward the lake made the space instantly more open and inviting. The seller also had such a green thumb! 🪴 Her plants gave me the best staging accessories to use throughout the home.

Primary Bedroom — This room was an addition that admittedly had an awkward footprint. Moving the bed opened the space, and adding a sitting area made it feel like a true retreat. 🛏️

Breakfast Room — This had become a workout space, so we relocated the treadmill and brought the room back to life with a dining table repurposed from the sunroom. Using existing furniture in the home is always my main goal.

Dining Room — The right accessories 🖼️ gave this room the personality it deserved, especially since it’s the first thing you see when you walk through the door.

Living Spaces — Minor tweaks and decluttering created the blank canvas buyers need to picture themselves in a home.

Kitchen — A few of my go-to rules made all the difference: clear countertops, no floor mats, no trash bins, no pet bowls. 🚫

Foyer — Often overlooked, but always critical — it’s the first space a buyer physically steps into. Fresh paint including the stair risers and a decluttered entry table set the perfect tone.

As a certified stager, I include staging consultation with all of my listings because I know the impact it can make. It’s one of the most rewarding things I do for my sellers. And it’s no surprise the first buyer who walked into this house made an offer! 💁🏼‍♀️

Hope everyone had a wonderful Easter and spring break — after a week of adventures near and far, I’m back and excited to share some quick market updates!

🔥 The spring market is heating up. The first week of April saw 389 properties go under contract across Charleston — that’s 📈 +16% vs. this same week last year, and the busiest week we’ve had since 2022! Q1 2026 also wrapped strong, with transactions up 2.4% and median sales prices up 3.4% over Q1 2025.

After some repairs, improvements, and staging, the hard work paid off with multiple offers in just ONE day on the market! Here’s everything my amazing clients did prior to listing to attract the most attention as soon as we hit the market:

🔨 New Roof - the existing roof was at the end of its life. We knew this would come up as a concern for any buyer and wanted to stay ahead of the objection.

💦 Pressure Washing - hands down the biggest bang for your buck prior to listing!

🎨 Paint - a fresh coat of neutral paint through the main living spaces, kitchen cabinets and on the screened in porch made the home move in ready for any buyer.

🌸 Landscaping - although we listed right before everything bloomed, trimming bushes and fresh mulch made the yard pop.

🛋️ Staging - we my guidance, the sellers packed away the things they could live without and I tied it back together with some minor tweaks and additions. Everyone who walked through the door immediately felt at home!

I am kicking off the new year feeling optimistic about the Charleston real estate market ✨ After a slower 2–3 years, 2026 is shaping up to bring a shift in momentum. Here are my top 5 market predictions for the new year:

🏡 Busy Spring Market
The market began to gain momentum this fall with some unseasonably busy weeks. Lenders saw record Q4 buyer inquiries—early signs of a strong spring ahead.

📊 Steady Interest Rates
Rates are expected to hover around 6% this year. Although maybe not low enough to remove the golden handcuffs, predictability should help buyers move forward with more confidence.

📈 More Homes Sold Than 2025
2025 sales are tracking similarly to 2024, but I think 2026 will be the year many buyers and sellers return to the market.

🏗️ New Construction Momentum
Long awaited communities like Del Webb at Point Hope and Long Savannah in western Charleston County are expected to come out of the ground this year and I anticipate their sales will kick off with a bang.

🚧 Transportation Sales Tax Passes
This referendum is a critical one for our region. Our infrastructure is at a tipping point and if this tax does not pass, the county will have to find the funds elsewhere - aka our property taxes. Did you know that ~60% of this sales tax would be paid by visitors to Charleston County? Let’s keep our property taxes low AND improve our roads. Please vote YES in November.
