Most active today: Summerville (15 new, 12 contracts, 9 closed), Mount Pleasant (12 new, 5 contracts, 9 closed) and West Ashley (8 new, 1 contract, 10 closed).

Price cuts outnumbered new listings. If you're buying, that's room to negotiate. If you're selling, pricing it right on day one matters more than ever.

Mount Pleasant had the tightest supply of 7 Charleston areas in September: 2.6 months of inventory.

That's down from 3.1 a year ago, with 426 active listings vs. 474 last September. Homes did take longer to sell (45 days on average vs. 36), so buyers had a little more time, just fewer choices.

September numbers are in for 7 Charleston areas.

The short version: prices mostly held, but homes took longer to sell than a year ago in 5 of 7 areas. That changes the math on both sides. Selling? Your starting price matters more than it did last fall. Buying? You have more room to ask for things.

One caution: a single month's median swings a lot in smaller areas. West Ashley inside 526 had 29 sales, so read the trend, not one month.
