What a difference a year can make—but Charleston’s real estate market is never one-size-fits-all. 🏡

Comparing July 2025 to July 2026, median sales prices increased in several areas, including Lower Mount Pleasant, Daniel Island, Isle of Palms, Folly Beach, West Ashley, Hanahan and Summerville. Other communities experienced more moderate pricing or a year-over-year decrease.

Keep in mind: median prices can shift significantly based on the number, size and type of homes sold—especially in smaller luxury and island markets. These figures show the overall trend, but they don’t tell you what your individual home is worth.

I’m loving the 2026 color trends. 🤍🎨

There’s something about these warm neutrals, earthy terracottas, soft sages, and moody blues that feels timeless without being boring.

The Mount Pleasant market continues to move—but buyers and sellers are navigating a different landscape than they were a year ago.

Here are a few highlights: 🏡 Median Sale Price: $912,000 💰 Average Sale Price: $1,214,903 📅 Median Days on Market: 18 ⏳ Average Days on Market: 45 📊 Absorption Rate: 2.8 months

What does this mean?

A 2.8-month supply of homes still leans toward a seller’s market, but buyers have a little more breathing room than they’ve had in recent years. Well-priced, well-presented homes are still selling, while overpriced listings are taking longer to attract offers.

I was born and raised in Charleston, so this city has always been home. From the historic streets downtown to the beaches, marshes, and neighborhoods that make the Lowcountry so special, I truly love helping people find their place here.
