I’m loving the 2026 color trends. 🤍🎨

There’s something about these warm neutrals, earthy terracottas, soft sages, and moody blues that feels timeless without being boring.

If you’re new here, welcome! And if we’ve known each other for years, I’m so glad you’re here.

I was born and raised in Charleston, so this city has always been home. From the historic streets downtown to the beaches, marshes, and neighborhoods that make the Lowcountry so special, I truly love helping people find their place here.

I’ve been a Realtor since 2005, and over the years I’ve learned that real estate is about so much more than buying and selling homes. It’s about listening, building trust, solving problems, and helping people navigate one of life’s biggest decisions with confidence.

Let’s talk closing costs 👇🏡

One of the biggest surprises for many buyers is realizing that your down payment isn’t the only cash needed at closing.

Here’s a real example of estimated closing costs for a $650,000 home purchase in Charleston:
✔️ Lender fees
✔️ Appraisal & inspection
✔️ Attorney + title fees
✔️ Insurance
✔️ Taxes & prorations
✔️ HOA fees

In this example, estimated closing costs came out to roughly $14,000.

A few important things to remember:
✨ Closing costs vary based on loan type, insurance costs, taxes, and HOA dues
✨ Some fees are one-time costs, while others are prepaid items collected upfront
✨ Buyers can sometimes negotiate seller concessions to help offset costs
