Yesterday someone told me they weren’t buying a home because interest rates were too high. Last year someone said they weren’t buying a home because prices were too high.

Spoiler alert: Interest rates will continue to fluctuate & home prices may come down a bit but mostly stabilize.

It’s basic supply & demand, it's not 2008.

And the reality is that while you’re waiting for one of those things to be “just right,” you’re only increasing your chance of missing out on the right home here in Knox County.

My best advice is to find the right home.
Buy the home you like in the neighborhood you want to live in.

Find your dream home & refinance later. Or ask for seller concessions to buy down your rate. Or ask your lender about an adjustable rate mortgage.

Find your dream home & focus on how quickly you can create memories in. Not how quickly it can appreciate as an asset.

Historically over time it absolutely will.
But that’s not the point.

Okay, be honest… how fast can you actually drive over the speed limit before you get pulled over? I always assumed people drove maybe 5 mph or so over. Anything beyond that comes with risk. It's kind of like the real estate market, actually. In a normal balanced market, homes typically appreciate around 2-4% a year (give or take).

But in the last couple of years, home values here in Knox County have risen by 10-20%. It wasn't sustainable. Like driving 20 over the speed limit, it's fun while it lasted, but eventually, you will get caught.

Here's the surprising thing: many folks expect home values to decline this year. But that's probably not going to happen, even with interest rates on the rise. There's still WAY too much demand relative to the actual supply of homes. It's Economics 101. So, while things will get a little bit more balanced (at least compared to last year), we're still technically "speeding" a bit.

Home values will continue to slowly appreciate, just not as fast as before.

So, as the old saying goes, it's never a bad time to buy real estate IF you plan to buy and hold. Time in the market matters more than timing the market. So don't wait to buy a home. Buy a home... and wait!

Oh, and I'd like to add a friendly disclaimer to always obey traffic laws. 😉

A lot of folks are kickin' tires about buying or selling right now. But I've got good news: The truth is the market is already shifting. As a full-time Realtor I can feel it. In fact, here are 3 things buyers can ask for today that they couldn't have just 30 days ago:

1) Seller credits. These can be used to lower the rates if that's a concern or to help with closing costs.

2) Inspections & repairs. Buyers don't have to buy homes blindly anymore. Believe it or not, they can actually inspect the home and possibly ask for repairs -- especially if the home has been on the market for a bit.

3) Ask for an appraisal and no appraisal gap requirements. Pay the value of the home, not $20k or $30k over just because there are multiple buyers!

Now each individual home is different. Some sellers are stuck in what the market used to be like 12 to 18 months ago. So make sure your agent is experienced and can package these items carefully, so as not to turn them off.

There are actually some great deals to be had out there right now. If you gave up a few months ago, consider getting back into the market. A lot has changed in the last 30 days and there's finally some relief from the last 2 years for craziness.
