Wow, what an experience... The good, the bad, and the possibilities at the Coca Cola Amphitheater. Last night I checked it out for the very first time. As a real estate agent, I’m always watching how our community is growing, and I was really curious to see the transformation happening in this area of Birmingham.

Talk about a study in contrasts and massive possibilities. You have the new amphitheater on one side of the street, and then the demolition of the older buildings on the other side. I should have taken a picture.

We decided to take an Uber instead of driving for our first visit. While they had shuttles running, we chose to walk from the drop off point up the hill to the entrance. It was fascinating to see this transition the area is undergoing.

As for the show? Jelly Roll did a great job. And one of the openers was Jay Webb. He and his band were incredible and definitely gained some new fans last night. It was my first time to hear him.

Getting an Uber home was surprisingly easy, and the crowd energy was really good, and the rain held off.

It’s exciting to see Birmingham investing in massive entertainment spaces like this. There’s still plenty of growth and revitalization ahead for the surrounding area, but the potential here is huge! My overall take on this venue is a 5 out of 10 at the moment. I have to wait and see what happens over the next few years. I miss the Oak Mountain Amphitheater, but I guess this will do...

FAKE NEWS!!! But I'm not... There is so much to read on the innerwebs and in email some real, some fake. I can't figure out what articles are written by AI, and which ones are written by a human... It's making me not want to read as much, since I have to verify all the information before trusting in it. And now, the images and videos are generated by AI many times and they are FAKE. If you want verified information from me, I'm a phone call away and we can meet in person (as I used to do 20 years ago with almost EVERY client.) This post was written 100% without the use of AI, believe it or not. I was tempted to run it through AI to correct grammar, readability, and overall content, but I chose not to do that.

Well... this is VERY good news for homebuyers and builders.

HUD Secretary Scott Turner announced that HUD is rescinding the energy-efficiency requirements that were tied to FHA and USDA-backed loans.

In plain English, a 2024 Biden administration rule would have made some newly built homes ineligible for FHA or USDA financing unless they met the 2021 International Energy Conservation Code, which added stricter building standards and could have increased construction costs.

This change should help keep more new homes eligible for FHA and USDA loans, reduce unnecessary cost pressure on builders, and hopefully make it a little easier for buyers to afford new construction.

That’s a win for housing affordability.
