Homebuyers are starting to see signs of relief, and the momentum could roll into next year.

While 2025 has been more of a "balancing year" for the housing market, "2026 will be better for buyers," Realtor.com senior economist Joel Berner told NBC News.

This shift in the market is in part due to a drop in mortgage rates and softening home price growth, he said.

Month-over-month and year-over-year pending home sales rose in the Northeast, Midwest, South, and West.

November's REALTORS® Confidence Index survey shows that 22% of NAR members expect an increase in buyer traffic over the next three months, up from 17% in October and down from 24% one year ago. The"Great Housing Reset"will start next year, with income growth outpacing home-price growth for a prolonged period for the first time since the Great Recession era, according to a Redfin report released this week.

The residential real estate brokerage sees mortgage rates in the low 6% range, down from the 2025 average of 6.6%; a median home sales price increase of just 1%, down from 2% this year; and monthly housing payments growth that will lag behind wage growth, which will remain steady at 4%.

Lower mortgage rates and increased home sales could also help a pricey housing market, but don’t expect homes to be affordable for young families.

Existing home sales rose 1.2% in October from the previous month to a seasonally adjusted annual rate of 4.10 million units, the National Association of Realtors said Thursday.

Sales climbed 1.7% compared with October last year. The latest sales figure topped the roughly 4.09 million pace economists were expecting, according to FactSet.

Sales of previously occupied U.S. homes increased last month to the fastest pace since February as lower mortgage rates helped pull more homebuyers into the market.
