Alright y'all, Today the Fed raised rates yet again, as predicted this month and pretty much guaranteed every couple months for the rest of the year. Sooooo what does that mean? especially for the homebuyer thats been on the fence about buying? Time to JUMP off the fence and RUN, find a great home and get a rate locked in before the rates are hiked again in the next couple months. This is not chicken little sky is falling territory yet...and of course no where near what we dealt with in 08/09 (we dont have any more predatory or self declared income loans so we wont see the foreclosures that we had back then)....but this has been the steady economy finally being declared better (which raises rates and eventually doesn't let your money buy as much). Residential Real Estate Inventory is low and rates are still live-able at this point so you still get more house for your money. For those currently in adjustable rate mortgages on their homes...this is about to be a bumpy ride for you....its time to refi-now and get into a locked rate, as the rate hikes that are coming for the rest of this year is going to inflate your mortgage payments to ugly proportions... I have included a quick video below for those that would like a little bit more explanation. And for those savers that don't have alot of debt in credit cards etc, and you have money in savings and CD accounts...you will see a little bit more return on investment, not much at this point but if the hikes continue, it will be better than it has been in a while.
And lastly....watch out for people trying to get you into a Home Equity Line of Credit (HELOC) on your current home to make home improvements, as these are adjustable rate loans that have no cap...they can only increase a certain amount per year, but with no cap and with inflation and rates rising...this is a sinking ship and payments can get un-affordable quickly.
