The Marketing Partner or Marketing Manager is responsible for driving measurable leasing performance across a multi state apartment and extended stay portfolio. This role exists to ensure marketing dollars translate into qualified leads, signed leases, and occupancy growth. The position operates with full accountability for results, efficiency, and clear reporting. This is a contract role focused on ex*****on, not theory.

Primary Responsibilities:
• Execute market specific marketing strategies for apartment and extended stay properties
• Manage, monitor, and optimize digital advertising spend across platforms
• Identify underperforming channels and eliminate wasted ad spend
• Improve lead quality, lead to lease conversion, and occupancy by market
• Support and execute local boots on the ground marketing efforts when required
• Coordinate with onsite teams to align marketing with leasing reality
• Track performance trends across markets and surface issues early
• Produce clear, concise performance and ROI reports for leadership

Qualifications:
• Proven experience in apartment or real estate marketing
• Strong understanding of paid digital advertising and local market ex*****on
• Comfortable being held accountable to performance metrics and outcomes
• Able to work independently without daily oversight
• Ex*****on focused with a strong bias toward results

This role is measured on real outcomes, including
• Cost per qualified lead
• Lead to lease conversion rates
• Occupancy lift by market
• Return on advertising spend

Structure:
Contract position to start with a 90 day performance evaluation. Expanded scope or full time opportunity may be considered based on results.

Inspection and Control Technician

The Inspection and Control Technician leads system-wide inspection and control services across a multi-state portfolio. This role protects asset integrity and uncovers issues before they escalate. Travel (including overnights) is required two to four weeks out of every month, and the technician must be fully comfortable being on the road for extended periods. The position operates independently with full accountability for accuracy, follow-through, and timely reporting.

Primary Responsibilities:
• Conduct full-scope inspections across all properties in five states, covering interiors, exteriors, common areas, mechanical rooms, and grounds
• Oversee portfolio-wide control treatments and prevention programs to maintain safe and compliant living conditions
• Complete mandatory quarterly inspections for every asset with precise documentation
• Produce organized compliance reports
• Detect risk early and escalate concerns immediately so corrective action can be taken before damage grows
• Work closely with maintenance teams to ensure issues are resolved and properly recorded
• Track recurring patterns across properties and help leadership pinpoint root causes

Qualifications:
• High attention to detail with the ability to stay focused during heavy inspection cycles
• Ability to travel two to four weeks per month, including overnight trips
• Background in property maintenance, inspection, control programs, or compliance is preferred
• Self-driven, reliable, and able to work without daily supervision
• Strong communication and reporting skills

Schedule:
Must be available on weekdays and occasional weekends.
