One of the biggest misconceptions about buying a home is that once an offer is accepted, the hard part is over.

In reality, inspections are usually the point where everything starts to feel very real for buyers.

The goal isn’t to find a “perfect” house. It’s to understand what you’re buying, what may need attention over time, and how to move forward with clear expectations.

Definitely one of the most important parts of the process — and usually the part buyers feel the most nervous about.

A big part of my job during this stage is helping buyers work through whatever comes up, understand the next steps, and move forward with confidence.

Last year I helped my client relocate and find a rental in New Jersey — and last week, we closed on his home! 🏡

This deal involved a very competitive multiple offer situation, a lot of coordination behind the scenes, and a strategy that had to be tweaked a bit for the reality of today’s market, where some of the “typical” winning tactics have become a lot more common.

Yes, the spring market has been strong!

We’re seeing more buyers come back into the market, even with rates still higher than they were, and more sellers starting to make moves despite being locked into lower rates.

What’s happening nationally doesn’t always reflect exactly what’s happening here — but a lot of these trends are definitely showing up in Northern New Jersey as well.

In many areas and price points, it’s still a very competitive seller’s market. Well-priced homes are moving quickly, and multiple offers are still common.

Deciding whether to buy or sell right now looks different for everyone and depends on a lot more than just the market. If you’re trying to sort through what makes sense for you, I’m always happy to talk it through!

Buying in a competitive market can feel frustrating - especially when every house seems to turn into a bidding war!

Many buyers assume the winning offer simply came down to price. In reality, sellers usually look at the full picture: price, contract terms, financing strength, and confidence that the deal will actually close.

Even buyers with smaller down payments or traditional financing can still compete strongly when their offer is structured strategically.

One question I hear from almost every first-time buyer is whether writing a letter to the seller will help. Years ago that was common, but today many brokers won’t present them because of potential fair housing concerns.

Understanding how offers are actually evaluated can make a huge difference when you’re competing for the right home.
