One of the things I’ve always enjoyed about architecture is how easily certain styles can tell you when and why they were designed.

Tudor Revivals are a great example. From steep rooflines and decorative half-timbering to leaded glass and more compartmentalized floor plans, the details are incredibly distinctive.

Having studied architecture before eventually finding my way into real estate, I still find it interesting to look at the details that define different home styles and how they’ve carried through over time.

More than a century later, Tudor homes remain one of the most recognizable architectural styles in American neighborhoods.

Officially sold! 🏡

This one was a little different from the typical transaction. I had the opportunity to represent both the seller and buyer as a disclosed dual agent on this land sale.

From coordinating due diligence and the perc test, to arranging a closing while my seller was away on a cruise, there were plenty of moving pieces behind the scenes.

Representing both sides requires a different approach, and I’m grateful for the trust both parties placed in me throughout the process!

“Your story changes when you change the story.”

I heard this recently and couldn’t stop thinking about it.

So much of real estate happens during a transition in someone’s life. Sometimes it’s exciting and sometimes it’s a decision you never expected to have to make.

A home can hold years of memories and still no longer be the place that makes sense for the life you’re building next.

Changing the story doesn’t erase the one that came before it. Instead, it just means deciding what you want the next chapter to look like ❤️

There’s something about a Cape Cod that always feels familiar.

Originally designed for practicality along the New England coastline, the style eventually became a staple of American neighborhoods — simple, symmetrical and incredibly recognizable.

It’s one of those home styles that has evolved over the years without ever really going out of style.

And here in the Northeast, you don’t have to look very far to find one. 🏡

I’m currently working through a transaction as a disclosed dual agent, and it reminded me how misunderstood dual agency can be.

In New Jersey, the same agent can represent both the buyer and the seller in a transaction — with informed consent from both parties.

But that doesn’t mean the agent operates exactly the same way. There are important limitations designed to protect both sides, particularly when it comes to confidential information and advocating for one party over the other.

Dual agency isn’t right for every transaction, but when it does happen, everyone involved should understand exactly what that relationship means before agreeing to it.

Real estate has a lot of moving parts that most people don’t encounter until they’re actually in the middle of a transaction. Understanding them before you get there can make a big difference!

Just sold in Sparta! 🏡

This charming home in one of Sparta’s beautiful neighborhoods received a great response from the market and ultimately sold $50,000 (14%) over the list price.

The road to closing wasn’t completely straightforward, including a change in buyers mid-transaction, but navigating the unexpected is part of getting a sale successfully across the finish line.

Every transaction comes with its own set of circumstances, and my priority is always to keep things moving, problem-solve when needed, and protect my clients’ goals throughout the process.

Today’s adventure involved a perc test for a lot, where we unexpectedly uncovered part of an old foundation that had been hidden below the surface!

Selling a home can be far more emotional than people expect.

It may be where your children grew up, where holidays were hosted, or simply the place that held an entire chapter of your life.

That doesn’t mean the decision to move is wrong. It just means the process deserves more than numbers, paperwork, and a sign in the yard.

Understanding what a home has meant to someone is part of helping them move thoughtfully into whatever comes next!

Every closing marks the end of one chapter and the beginning of another. Both deserve to be handled with care. ❤️

Another happy buyer officially closed today!

This journey started with a referral from someone I’ve had the pleasure of working with for years 😊

Along the way, we expanded the search into a different county and ultimately found a home in a town with so much character that ended up being an even better fit.

We were able to negotiate the home below the asking price, and while there were a few last-minute hurdles (including repairs that were completed the morning of closing!) everything came together just in time.

Having professionals who are invested from start to finish really does make a difference - our lender even came to the closing table to congratulate the buyer!

Wishing my client many happy years in his new home 🏡
