Based on recent reports, New Jersey lawmakers were scheduled to vote on a supplemental real estate transfer tax proposal on Monday, June 30, 2025.
This proposal, which was part of the state budget process, would affect high-end property sales in New Jersey. The key changes proposed include:

Shifting the existing 1% "mansion tax" responsibility from the buyer to the seller for sales over $1 million.

Introducing a graduated tax on sales over $2 million, paid by the seller, with rates increasing based on the sale price.

For transactions of $2 million to $2.49 million, the fee would be 2%.

From $2.5 million to $2.99 million, the fee would be 2.5%.

From $3 million to $3.49 million, the fee would be 3%.

Above $3.5 million, the fee would be 3.5%.
