Who actually pays for the home inspection, the buyer or the seller? It's one of the most common questions we hear in NEPA.

Happy Friday, NEPA! Summer project season is in full swing.

Quick safety fact: Falls from ladders send hundreds of thousands of people to the emergency room every year, and most happen during routine home tasks like cleaning gutters or trimming branches. The most common mistake is the wrong ladder angle.

This weekend task: If you're working on a ladder, follow the 4-to-1 rule. For every 4 feet of height, move the base 1 foot away from the wall. Always keep three points of contact, never stand on the top two rungs, and have someone hold the base for tall jobs. If a task feels unsafe, it's worth calling a professional.

Your attic is one of the most overlooked spaces in your NEPA home, and it has a huge impact on your summer cooling costs.

This weekend task: Before you fire up the grill, clean the grease tray and burners, check gas line connections for leaks, and always keep the grill at least 10 feet from your home, deck railings, and overhanging branches.
