Youāre just another lazy realtor,,,, you guys scam people and run the price of Land up, those are both comments Iāve heard in the last 18 months of doing real estate. Iāve heard them multiple times actually from different individuals. One thing people do forget we are not all the same, the sale of this poultry farm I think proves that.
It was an unbelievable opportunity when I got the message from a potential seller inquiring about the value of their poultry farm almost 10 months ago, I jumped right on it and started pulling comps, later I talked in person with the sellers who soon became clients, after much preparation. It was time for photos and a week later the farm went live on the market. We immediately started getting interest, and three weeks later we got a solid offer. Two hours after the offer was received two more offers rolled in, I carefully discussed the details of the offers with the sellers, and they chose the one most favorable, the buyers were represented by a another agent, and I was full force committed for the sellers! We started soil samples, inspections, new grower contracts, farm inspections, field preparations, barn updates, farm updates, more appraisals more inspections, the buyers agent worked closely with his buyers and did top-notch service, but when everything was finalized, the loan was in place, and we were ready to close,,,,,,,the buyer backed out!!!! That was not news I wanted to hear, I remember exactly where I was when I got the call. I immediately called the sellers we scrambled for about an hour, I dug back through the previous offers and ask my sellers if I could re-initiate one of the offers from almost 4 months before, they were agreeable, I called the client that had submitted the offer, Turns out they were still interested and 12 hours later We had the farm back under contract with new buyers and this time I was working both sides! It was a hard, difficult road, problem after problem after problem just kept rising, and time and time and time again I had to hit my knees in prayer,and fight for a solution. Months Later.. itās Closed!!!
