Can we talk about fall in Washington State for a second? Because I genuinely think it might be the most beautiful season in the most beautiful place on earth.

And I say that as someone who has lived and worked in Greater Puget Sound for decades, it still takes my breath away every single year.

Here’s what’s waiting for you this fall:

🌲 Larch madness in the Cascades, golden evergreen trees turning brilliant gold in one of the most magical natural phenomena in the entire country. Only in the PNW.

🍁 Fall foliage at Washington Park Arboretum and Kubota Garden, some of the most stunning leaf peeping you will ever experience right here in Seattle

🎃 Pumpkin patches and apple picking in Snohomish.. wagon rides, corn mazes, crisp fall air, and all the festive fall feelings

🏔️ Leavenworth Autumn Leaf Festival, a Bavarian village in the Cascades surrounded by fall color. A PNW bucket list moment.

🥾 Fall hiking, Rattlesnake Ledge, Twin Falls, Cougar Mountain, cooler air, less crowds, and the most incredible colors on the trails

☕ And of course, cozy season. Coffee shops, ferry rides, museums, and Seahawks Sundays. Nobody does this better than us. 😄

One of the most common things I hear from buyers is “I had no idea it was that simple.”

So let me walk you through it, because understanding the process before you start makes everything feel so much less overwhelming.
Here’s what buying a home in Greater Puget Sound actually looks like from start to finish:

1. Get pre-approved
This is always step one with no exceptions. A lender reviews your income, credit, and assets and gives you a letter confirming how much you can borrow. This letter is what makes sellers take your offer seriously. Without it you’re window shopping, not buying.

2. Find your home
This is the fun part! We tour homes, narrow down your priorities, and find the one that checks your boxes. In the current Greater Puget Sound market there’s more inventory than we’ve seen in years, which means more choices and less pressure for buyers right now.

3. Make an offer & reach mutual acceptance
We write a strategic offer based on the market, the home, and what we know about the seller’s situation. Back and forth negotiation until both sides agree on every term. This is my favorite moment in the whole process.

4. Under contract
The inspection happens! We go through the home with a fine-tooth comb and negotiate any repairs or credits. The appraisal confirms the home’s value for the lender. Your loan goes through final underwriting and gets fully approved. Title work gets done. All the important pieces come together.

5. Closing day
You sign the final documents, funds transfer, and the keys are yours. This is the moment everything becomes real, I genuinely never get tired of it.

We are entering the -Ber months! Imagine waking up in your new home on a rainy day, cozying up on the couch with a nice cup of coffee in front of your new fireplace. Sounds dreamy, doesn’t it?
