The Charleston market may be entering its normal seasonal slowdown, but buyers and sellers are still making moves. 📊

A few numbers from August worth watching:

✨ Written sales were up 5% compared with August 2025
🏡 The median sale price held at $430K
📈 Average sold price per square foot reached $309
🔑 Approximately 2,100 new listings came to market during the month

And recently, 241 Charleston-area properties went under contract in a single week — 12% more than the same week last year.

The biggest takeaway? A seasonal slowdown doesn’t mean the market has stopped. And because conditions can vary significantly by neighborhood and price point, the headline numbers only tell part of the story.
