Sometimes the best house you buy…
Is the one you DON’T. 👀🏡
I’ve never talked a client INTO buying a home.
But I have absolutely talked clients OUT of a few.
Why?
Because my job isn’t to help you fall in love with a house. Houses will sell themselves 👌🏻
🔍 LET’S TALK HOME INSPECTIONS 🔍
The second we walk through the front door, you’re probably noticing:
✨ The updated kitchen
✨ The huge backyard
✨ The walk-in closet
Meanwhile, I’m over here asking myself:
🤔 Why did I just walk uphill when I came from the kitchen into the living room?
🤔 Why does backyard have a mound of dirt right where the septic should be?
🤔 Why does this finished basement NOT have flooring?
Homeownership, renovations, repairs, and helping buyer/sellers navigate discrepancies have taught me one thing:
Houses are a lot like online dating profiles…
They tend to highlight their best features and leave out a few important details. 😂
That’s exactly why inspections matter.
💡 A home inspection isn’t about finding reasons NOT to buy a house.
It’s about understanding exactly what you’re buying.
And here’s a secret many first-time buyers don’t know:
🚨 EVERY HOME INSPECTION REPORT HAS FINDINGS. 🚨
Every. Single. One.
🏠 The farmhouse.
🏠 The subdivision home.
🏠 The brand-new construction.
No house is perfect. And a good home inspector will flood a report with information! Don’t let a large home inspection intimidate you… If your inspection isn’t on par with a senior capstone you need a new inspector 😅
Most reports contain maintenance items, aging components, or things you’ll want to budget for down the road.
A furnace can work perfectly today and still be nearing the end of its lifespan.
That’s not bad news.
That’s useful information.
The inspection period isn’t about creating a wish list because a door sticks or a light switch is crooked.
It’s about identifying significant safety, structural, or operational concerns so you can make an informed decision and avoid expensive surprises.
