🤯 $260,000 over $270,000?!🤯

Real estate shouldn’t be handled by simply waiting to see what happens next.

There should be a strategy before the offer is ever accepted.

As your agent, I need to understand the financing being used, the contingencies attached to the offer, realistic market value, potential appraisal risk, and what the contract says happens when something doesn’t go according to plan.

My responsibility is understanding the real estate transaction, anticipating problems, and protecting my client’s position.

Here’s a simple example:

We list a property at $250,000 after researching the market and determining we’re already near the top of what comparable sales support.

Everyone wants a “bidding war” right?! Well an offer comes in above listing at $270,000.

Sounds great! Right?! Maybe 🤷🏼‍♂️

But my first question is simple:

How are we getting to $270,000 when the appraisal doesn’t? … because it won’t

If the appraisal supports $250,000, we potentially have a $20,000 gap.

That’s not something I and YOU want to discover three weeks later.

If I can see the potential problem today, I WILL address it today.

If the buyer intends to cover that gap, let’s verify the appropriate funds, clearly address the gap in the contract, communicate with the buyer’s agent, and make sure my seller understands exactly what they’re accepting.

That’s strategy👌🏻

Because anybody can look at multiple offers and get excited about the biggest number.

The number means NOTHING if we can’t get it to the closing table.

Price. Financing. Appraisal exposure. Proof of funds when applicable. Inspections. Contingencies. Contract terms. Timelines.

They all matter.

A $270,000 offer that falls apart isn’t better than a $260,000 offer that’s properly structured and closes.

Putting a property back on the market after several weeks under contract isn’t ideal either. Buyers notice. They ask questions. It can create doubt about a property when absolutely nothing may be wrong with it.

That’s why I’d rather have an uncomfortable conversation before accepting an offer than a desperate conversation three weeks later.

No agent can guarantee an appraisal, inspection, financing approval, or closing.

But we can do our homework!

We can recognize risk.
We can ask the right questions.
We can negotiate accordingly.
And we can have a strategy.

If you’re buying or selling, you should understand WHY decisions are being made—not just be told what to sign.

And if your current agent can’t or won’t answer reasonable questions about the strategy behind your transaction, then there may be a bigger question you need to ask 😉

The Fed does not set your mortgage rate…

“Whaaattttt?”

I’ll be the first to admit, when you look at mortgage rates compared to what we got used to a years ago, they feel high. Buyers feel it. Sellers feel it. Everyone involved in real estate feels it.

But there’s another side to the conversation that I think is important to understand.

The market doesn’t care what you or I think a mortgage rate SHOULD be. Well… maybe it does, but not enough to matter. 😂

Your mortgage ultimately becomes an investment to someone. Investors are putting money out today expecting to be paid back over a long period of time. So they’re constantly looking at several factors that help them “predict” the financial future. All of those factors come together to create—drum roll, please—“the market.”

Think about it this way:

If you loaned someone $100,000 for 30 years, would you care what that $100,000 is going to be worth 10, 20, or 30 years from now?

Of course you would!

That’s where this nasty little thing called inflation becomes so important.

When inflation expectations rise, investors have to consider that the money they receive in the future may buy less than it does today. Naturally, they may demand a higher return for tying up their money long-term. As the percentages of inflation increase it rises directly into the projected return to an investor…

That CAN put upward pressure on long-term interest rates, including mortgage rates.

Now for the interesting part…

The “almighty” Fed can cut its rate, and mortgage rates can still stay put. And you betcha, they can, and have, gone UP following a Fed rate cut.

Why?

Because the Fed is only one of many factors influencing the market, and the market looks ahead. Investors understand that just because the Fed has made a move doesn’t mean their risks suddenly disappeared. Those risks can hold firm right where they stand.

Here’s the part that matters most for those of us actually buying and selling homes and property:

We can SAY rates are too high.
We can HOPE they come down.
We can even DECIDE we’re going to wait until they do. AND THAT’S OK!

BUT…

If consumers continue moving forward and the economy continues functioning at these rates, that’s the market telling us it’s not feeling enough pressure to come down… Especially significantly to the point some of us may be accustomed to.

That doesn’t mean rates CAN’T fall, they absolutely can. But for that to happen, something in the underlying market usually has to change not just the Fed cutting rates.

All of that to understand a pretty simple answer:

Rates aren’t what they were 15 years ago simply because the market is telling us they either: Can’t be any lower to survive economic projections or they don’t have to be any lower to meet investor demands.🤷🏼‍♂️ Either way THE 👏🏻 MARKET 👏🏻 NEVER 👏🏻 LIES 👏🏻

I’m never going to pretend I know exactly where mortgage rates will be six months or a year from now. Nobody does.

But what I DO know is that my clients deserve more than:

“Wait for the Fed to cut rates.”
