Title search or title insurance? Aren't they basically the same thing?

Not quite. And knowing the difference can make the title process a lot less confusing. 🏡

Think of it this way:

🔎 A title search looks for potential problems with the property's history and ownership.

🛡️ Title insurance provides protection against certain covered title risks.

One helps uncover problems before closing. The other helps protect you against certain covered problems that may affect your ownership.

And then there is the difference between owner's title insurance, lender's title insurance and homeowners insurance. Yes, there really is a difference! 😅

Stop right there 🙅‍♀️

There are NO dumb questions when it comes to buying or selling a home!

Real estate transactions can come with a lot of moving pieces, unfamiliar terms, and moments where you’re thinking, “Wait…what does that mean?”

Ask!

Ask the question. Ask for clarification. Ask again if you need to.

You should never feel like you have to pretend you understand something just because you’re afraid it’s a “dumb question.” The more you know, the more confident you can be in the decisions you’re making.
