One of the biggest mistakes I see buyers make is focusing only on the purchase price.

A $500K preapproval does NOT automatically mean a $500K monthly payment fits your budget.

Before you start touring homes, ask your lender to break down your estimated monthly payment — including taxes, insurance, HOA and mortgage insurance if applicable.

Then decide what number actually feels comfortable.

Going under contract isn’t where my job ends. 👏🏼

As the listing agent, I showed up to my seller’s appraisal prepared with recent comparable sales and documentation of improvements made to the home.

I can’t tell an appraiser what a home is worth — but I can make sure they have relevant information about the property while they’re completing their independent valuation.

It’s a small behind-the-scenes part of selling a home, but an important way I can continue advocating for my sellers all the way to closing. 🏡

If you’re moving to Murfreesboro, don’t just look at the houses—get to know the places that make living here so enjoyable.

I stopped by Bibles & Coffee in downtown Murfreesboro and loved it. They have custom Bibles, beautiful décor, thoughtful gifts, great coffee, and even a play area for kids. I ordered the Golden Hour latte, and yes…the pink espresso machine is just as cute in person. 💗
