🏡 Why Are Zillow and Realtracs in Negotiations?

I've had several people ask what all the recent discussion about Zillow and Realtracs means, so here's a simple explanation.

Think of Realtracs as the local database where Middle Tennessee REALTORS® enter and share home listings. Zillow receives much of its listing information from MLS systems like Realtracs.

Right now, the two organizations are working through differences regarding how listings are displayed online and how sellers can choose to market their homes. The discussion centers around who controls listing data and how properties appear on public websites.

Yesterday, I had the opportunity to attend a small event and hear directly from Compass Founder & CEO Robert Reffkin about how these changes could impact our industry and the future of real estate data. It was an interesting look at the conversations happening behind the scenes as technology and real estate continue to evolve.

What does this mean for buyers and sellers today?

✅ Homes are still being listed.
✅ Buyers can still search for homes.
✅ REALTORS® still have access to the information needed to help clients buy and sell.
✅ The real estate market continues to move forward.

The biggest takeaway is that the industry is having important conversations about transparency, consumer choice, and how homes are marketed online.
