Pretty rare nowadays to inspect a new construction under $200k, but this lil guy in Decherd, TN was 199k before negotiations.. Now it’s a lil out there, but all in all a pretty solid deal on a good sized lot.. Found a pretty major plumbing leak in the crawlspace, and a pretty major goofball move with the ductwork, amongst other things, but every house has its things!.. & if we find em they can be FIXED!
Regardless, don’t think you have to spend $400K or $350K to purchase a home. If you get with a great realtor and do some digging around, I bet you’d find your needs met AND still be doing better than that renting you’re doing!!!

Roof leaking and moisture damage above the front porch area could’ve gone much longer and gotten much worse before being noticed since it’s not above living space.. Glad it was discovered now for this soon to be buyer.

Had both of these 1960’s homes back to back the other day stretching from Nashville to Christiana but gave them both all the time they each needed for a deep dive inspection!

This beauty was the 2nd inspection we’d performed for Mr Buono and where the first Home had inspection findings that took away his comfort with the home, we are all glad that one didn’t work out now because this home was a straight up winner!!! Congrats Ken!!

This client skipped their inspection a few years ago on Cedar Retreat when people were waiving inspections just to win contracts! They wanted to make sure there weren’t “big things” being missed and  I’m so thankful we caught a structural member failing in the attic and leaks in the attic that hadn’t quite shown themselves through significant ceiling damage in the home.. If you skipped an inspection, you could still always get one!

This beautiful new construction home from last week is the one that had the flooded crawl I posted about, but boy let me tell you how the builder/seller has gone above and beyond to make everything right and then some with my findings from that Inspection! They stepped up and are now delivering a great product to my buyer/client!
There were a lot of very important things needing done after the inspection, but getting ahead of them BEFORE closing and moving in can be so valuable, and can pay off instead of just hoping things get noticed, figured out, and PROPERLY addressed before a builder 1 year warranty runs out..
