How can you prepare to buy a home? (Part 4)Obtain a mortgage!
Now that you’ve saved your money, the next big step in preparing to buy a home is obtaining a mortgage. This step is for a large majority of the people that cannot afford to buy a home outright with cash.
Mortgage loans are used to buy a home or to borrow money against the value of a home you already own— and there are several places you can get one. Buyers can obtain a mortgage through a mortgage broker, online lending websites, some national banks, or community banks, and each option has its own benefits:
• Mortgage brokers can shop multiple lenders to help find competitive rates and loan programs.
• Online lenders often offer fast applications and quick preapprovals.
• National banks may provide familiar systems and additional banking services.
• Community banks often offer more personal service and local decision-making.
Be sure to research your options and decide what is best for you. I have worked with many of the brokers and community banks serving middle TN and can give recommendations to research!
One of the major parts of this step is getting preapproved. A preapproval helps you understand how much you may qualify for and what your estimated monthly payments could look like at different loan amounts.
Knowing these payment ranges is essential for creating a realistic budget and determining a comfortable purchase price — not just what a lender says you can afford, but what truly fits your lifestyle.
