Now that you’ve saved your money, the next big step in preparing to buy a home is obtaining a mortgage. This step is for a large majority of the people that cannot afford to buy a home outright with cash.

Mortgage loans are used to buy a home or to borrow money against the value of a home you already own— and there are several places you can get one. Buyers can obtain a mortgage through a mortgage broker, online lending websites, some national banks, or community banks, and each option has its own benefits:
• Mortgage brokers can shop multiple lenders to help find competitive rates and loan programs.
• Online lenders often offer fast applications and quick preapprovals.
• National banks may provide familiar systems and additional banking services.
• Community banks often offer more personal service and local decision-making.
Be sure to research your options and decide what is best for you. I have worked with many of the brokers and community banks serving middle TN and can give recommendations to research!

One of the major parts of this step is getting preapproved. A preapproval helps you understand how much you may qualify for and what your estimated monthly payments could look like at different loan amounts.

Knowing these payment ranges is essential for creating a realistic budget and determining a comfortable purchase price — not just what a lender says you can afford, but what truly fits your lifestyle.

Taking the time to understand your mortgage options early will help you stay in the driver seat of your home buying process and make the decisions that are right for you.

Start saving money!
Once you’ve created a budget and started paying down debt, the next big step in preparing to buy a home is building your savings. Buying a home isn’t just about the monthly mortgage — there are several important costs to plan for ahead of time.
Most buyers need to save for things like a down payment, closing costs, home inspections, and an emergency fund(in case anything goes wrong during the process). Having money set aside helps you feel more confident and prepared when it’s time to make an offer.
A great way to boost your savings is by using tax refunds, bonuses, or the extra money you freed up from paying down debt. Putting those funds directly into savings — well before the loan process even begins — can make a huge difference.
Starting early gives you more options, less stress, and a smoother home buying experience overall. When your savings are in place, you’ll be one step closer to turning that “someday” home into a reality!

Create a budget and pay down debt!

Creating a budget will help you see where your money goes each month, so you can cut down on unnecessary costs and kick this home buying process into high gear! It’s at this point that you can begin to decide how much you’re willing to pay each month for a mortgage. This is very important, because when you go to get a mortgage they will tell you the MAXIMUM amount you can borrow. Knowing the maximum amount you WANT to borrow and sticking to it will keep your finances happy for a long time.

And when you pay down debt, like credit cards or car loans, you lower your monthly bills and improve your debt to income ratio (DTI). This, combined with improving your credit score, makes lenders more confident that you can handle a home payment and increases the amount you can borrow. With a clear budget and less debt, you’ll feel more in control of your money and be in a stronger position when it’s time to buy your home.

Check your credit! You can use online resources like Credit Karma or the app of your choice to keep track of your credit. You can also order a yearly credit report to find out your score, any negative marks you might have, or maybe even debts or collections you were unaware of.
Doing this early can save you precious lost time during your home search in the future because you will have time to fix those issues and raise those scores if you need to.
