The April 2026 market numbers are in for the Greater Nashville area.

Here’s a quick snapshot of what we’re seeing across Middle Tennessee:

• 3,100 closings
• 3,016 pending home sales
• 14,677 homes on the market
• Median sales price: $503,340
• Condo median price: $345,000

Pending sales jumped 10% compared to April 2025, showing that buyer activity continues to strengthen heading into the busy spring and summer months. Inventory also remains higher than we’ve seen in recent years, creating more opportunities and choices for buyers throughout the market.
