🍂 Fall is FINALLY here in Middle Tennessee! 🎃

If you’re ready for pumpkin patches, corn mazes, hayrides, apple c***r and all the things that make fall feel like fall, I did the digging for you!

I rounded up some of the best corn mazes and fall fun around Middle Tennessee, from right here in Rutherford County to a few that are worth the drive. 🌽🚗

Some are perfect for the kids, some make a fun fall date day, and honestly, I’m perfectly happy with anything that ends with a c***r donut or ice cream. 😂

We're back for week two and this week we're heading to **Coffee County!**

What you see on the national news may not be what’s happening in your own backyard.

In August, Bedford County’s residential market showed:

🏡 4.28 months of inventory
💰 $352,500 median sold price
📅 69 median days on market
📊 98.42% sold to list price

What does that mean?

Buyers may have more time, choices, and negotiating room but desirable, well priced homes can still get attention.

For sellers, homes are selling, but patience and realistic pricing matter. With the median sold price down from July and homes taking longer to sell, today’s market rewards thoughtful preparation and the right strategy from the beginning.

And remember: countywide numbers are only part of the story. Your neighborhood, price range, and property type may look very different.

Okay, Middle Tennessee… fall fun has officially entered the chat. 🎃🍂

This weekend we’ve got pumpkin patches, corn mazes, local art, kayaking, our Saturday Market—and even an apple celebration if you’re up for a little drive.

I think my pick would be the pumpkin patch… although an 18-acre corn maze followed by ice cream sounds pretty good too. 😂🍦

Rutherford County’s single family market showed a slight increase in median sold price during August, while inventory remained relatively limited. Homes sold for an average of 98.76% of list price and spent a median of 47 days on the market.

What does that mean?
For sellers: Homes are selling, but buyers remain price-conscious. Proper pricing and preparation matter.

For buyers: You may have more time and negotiating room than during the frenzy but well priced homes can still move quickly.

For homeowners: Countywide numbers provide context, but your neighborhood and price range may tell a different story.

In August, Rutherford County single-family homes had:

💰 $465,495 median sold price
📅 47 median days on market
📊 98.76% sold-to-list price

So, is the market shifting? Yes—but that doesn’t mean homes aren’t selling.
