The good old days… 🗝️

In 1976, the median brand new American house cost $44,200.

The family in the top photo signed for it on one paycheck, and the bank said yes before lunch.

This year, the same house runs about $429,300. That is the national median, and the median American house IS this house, just fifty years older.

Since 1976 the paycheck grew about six times. The house grew almost ten.

And yes, grandpa paid close to 9 percent interest on that loan. His whole loan was three years of pay. The interest was heavy, the house was light. Now the house is the heavy part, and no rate cut fixes the price.

Same house. Same driveway. Same family dream. The ladder just got four rungs taller.

Your parents were not smarter with money. They were shopping in a different store.

July marks 12 years in real estate, and I couldn’t be more grateful. I started with the intent of working part time and making some extra “fun” money. Today, I am full time in a career that has brought fulfillment in so many ways.

🏡HOME INSPECTIONS can be stressful but they don’t have to be!

Here’s what to expect...

Home inspections cause more anxiety than almost any other part of a real estate transaction, and I get it, a stranger spends three hours combing through your house (or the house you're about to buy) and hands you a report that can run twenty pages long. Keep no in mind you’re paying the Inspector to find things…they aren’t all scary.

Here's what's actually happening: a good inspector is checking the big systems; roof, foundation, plumbing, electrical, HVAC and flagging anything that's a safety issue, a functional issue, or worth keeping an eye on. Most reports include a long list of minor notes (a loose outlet cover, a cracked switch plate) mixed in with anything that truly matters. The skill is knowing which is which.

For buyers: don't panic at page count. Focus on the roof, foundation, and major systems first. Everything else is usually negotiable or minor.

For sellers: a pre-listing inspection can be worth it in certain cases; it lets you fix small things ahead of time instead of getting surprised mid-contract, and it can make your listing feel more trustworthy to buyers.

Either way, you're never reading that report alone. I go through it line by line with my clients and help figure out what's worth negotiating, what's worth fixing, and what's just noise.

One of the most bittersweet closings. My neighbor and friend, Ms Brenda, has moved from her beloved home in TN to be closer to family. She lost her soul mate less than two years ago and made the hardest decision to leave their home. She is very precious to me and will be missed. Best of luck to you, sweet Brenda! JUNE is for celebrating these FOUR families! 🎉

Last October a neighbor reached out and asked if I could help find her parents, her daughter and son in law, her brother and sister in law, and herself find four homes ALL Nextdoor or across the street from each other, one on one level, and ALL within specific budget 🥺

After a few weeks of searching all surrounding counties in Middle Tennessee, all new construction townhomes and single family homes, I finally found one community that had one whole street available that fit their needs and parameters with new construction.

After several months of building, anxiety, and anticipation, we finally closed on ALL FOUR families on the same street! I am so very thankful for these families and now friends! This was a reward in itself helping the generations all be side by side forever ❤️

Next up, we are headed to sign a contract for her other daughter on the vacant Lot RIGHT ACROSS THE STREET! 🏡 If only we could rename the street for these 5 families! 🙌🏼😅
