Because “looks good” is not a standard. Fresh paint and new floors can feel good and gives you a false sense of confidence.
1. Even new build does not mean perfect. Builds can move fast, subs rotate, and small misses happen. An inspection catches the “oops” before it becomes your problem.
2. Water is the silent budget killer. Tiny leaks, bad grading, missing caulk, or sloppy flashing can turn into rot, mold, and foundation issues. That is expensive, fast.
3. Roof and attic issues are easy to miss from the ground. Venting problems, missing insulation, and improper penetrations can create high utility bills and moisture damage.
4. Safety items are not optional. Loose handrails, missing GFCI outlets, double tapped breakers, and bad gas appliance venting are common finds and they matter.
5. It gives you leverage. A good inspection report can help you negotiate repairs, credits, or upgrades instead of paying out of pocket after closing.
6. It helps you plan, not panic. Even if you still buy the home, you know what to tackle first and what can wait. That alone saves money and stress.
