Here's my top pics and vids of the week: unsecured seam in roof valley, termite tunnel under beam, rot under damaged door jamb, leaking sink basin, leak and rot behind siding, and dryer vent supported with duct tape to water supply line. When new shingles are installed correctly, the bottom of the vent flashings sit on top of the lower layer of shingles, so that water naturally washes over the shingles below them. As in these photos, the shingle penetrations now rely on sealant, and moisture intrusion will eventually happen, as did in the last photo. If you are wondering if your new construction really needs a an unbiased, third-party home inspection, look at these photos and decide for yourself. A gas vent over 10 feet tall definitely needs bracing, and that plumbing vent flashing looks like it was not installed by a roofer (let's hope). Water trapped between foundation walls and the v***r barrier (listen to video audio) is a serious concern that can create hydrostatic pressure, which presses against the wall, often causing cracks, bowing, or shifting. The barrier over active flooding traps the moisture, allowing it to sit there for months or years, often causing faster deterioration. Hire the Home Inspector thats way too comfortable in crawl spaces, knowing the condition of your foundation and floor structure is a must.
