June patio season is a lie that we all agree to. It's 95 to 100 degrees, the mosquitoes have a coordinated attack plan, and you're sweating through the evening pretending this is the good life. 😁

Then September and October shows up and quietly delivers everything the summer promised. Cooler temperatures in the evenings. Sometimes even enough for the fire. The bugs have mostly given up. The evenings come with that low golden light that makes even a builder-grade concrete slab look like a magazine spread.

And here's the part that gets us: this is exactly when some people stop using their outdoor space. The cushions get dragged in, the string lights go dark, and the best six to eight weeks of patio weather all year play to an empty house.

Don't do it. Leave the furniture out. Add one blanket basket and turn the patio into the default hangout spot. You paid for that square footage, and over the next couple of months it pays you back. 🍁🍂🍁

The patio pitch happens in showings too, by the way. Buyers walk outside in September and linger. That golden hour does half the job for us, which is why fall listings with a good outdoor setup photograph like a dream.

So enjoy outside. That's it. That's the whole assignment. 😉

We are so excited to finally get to say this one is UNDER CONTRACT! 🙌

Our sellers are repeat clients who have trusted us through more than one real estate chapter, and that makes this one mean even more to us. ❤️

This market hasn’t always been easy to navigate, but they hung in there, trusted the process and did what needed to be done to get their home ready to sell.
