VA loan Debunked VA does not fund construction Loans

Technically, you are right that the VA doesn't fund them directly (just as they don't fund standard home loans—they only guarantee them). However, the real hurdle isn't the VA; it's the lenders.

Listen, I hear this from clients all the time, and it’s a total "myth-conception" that’s costing veterans the chance to build their dream homes.
As a Realtor, I’m here to tell you: The VA absolutely allows construction loans. The problem isn't the VA; it's that most "big box" lenders just don’t want to do the paperwork.
Here is the "Realtor-to-Client" breakdown of what’s actually happening:
1. The VA "One-Time Close" (The Unicorn)
The VA has a specific product called the One-Time Close (OTC) Construction Loan. It is hands-down the best deal in real estate because it allows you to:
• Buy the land and build the house with 0 down.
• Close once. You don’t pay two sets of closing costs.
• Lock in your permanent interest rate before the first brick is even laid.
2. Why "Everyone" Says They Don't Exist
If you walk into a standard bank, they’ll tell you "the VA doesn't do that." What they actually mean is: "Our bank doesn't want the headache."
• Lender Risk: Construction is messy. Projects get delayed, builders go broke, and materials get stolen. Most lenders prefer "turn-key" homes because they are easier to sell on the secondary market.
• The "Two-Step" Workaround: Most lenders will try to push you into a high-interest, 12-month local construction loan and tell you to "refinance into a VA loan later." Don’t fall for this unless you have to; it’s more expensive and you risk interest rates jumping while you build.
3. The Realtor’s Reality Check
If you want to use your VA benefits to build, you need two things that are hard to find:
1. A Specialized Lender: You need a specialized VA lender that specifically handles "OTC" loans. They are out there, but they don't usually have branches on every corner.
2. A VA-Registered Builder: The builder must have a VA Builder ID. If your dream builder doesn't have one, they have to apply for it. It's not hard, but many custom builders are "old school" and hate the extra government oversight.

If you find a piece of land you love, don't let a loan officer who just wants an easy commission tell you it’s impossible. We just need to pivot to a lender who knows how to navigate the VA construction handbook.

❌ Myth: The VA requires a 640+ credit score.
✅ Fact: The VA actually has no minimum score. While lenders have their own rules (usually around 620), we look at your whole financial picture, including your "residual income."
❌ Myth: You can only use it once.
✅ Fact: This is a lifetime benefit. You can restore your entitlement every time you sell, or even use "bonus entitlement" to buy your next home while keeping your first!
❌ Myth: You have to pay a massive funding fee out of pocket.
✅ Fact: Most Vets roll the fee into the loan. AND, if you have a 10%+ disability rating, you pay $0 in funding fees. 🙅‍♂️
