Some real estate transactions are anything but ordinary! 🏡🔑

My client relocated out of state and, after keeping his home as a rental for a year, decided it was time to sell. He's not quite ready for his next purchase, but we were ready to get this one across the finish line!

This transaction was a perfect example of why having an experienced listing agent matters.

During due diligence, we navigated:

🔑 Four different plumbers

🔑 Six sewer scopes and a very expensive new sewer line required by the city

🔑 An expired temporary city permit

🔑 A missing Certificate of Occupancy dating back to the original owner/builder

🔑 Siding repairs

🔑 Radon concerns

🔑 Carpet cleaning and landscaping repairs

🔑 And SO much more! Including a consultation with an Attorney to pursue damages to the original builder

No social media post could ever fully explain everything that went into getting this one closed!

SOLD IN TAYLORSVILLE!
This one was especially rewarding!

My seller was navigating a past divorce, had moved out of state, and her home had previously been listed without selling. When I took over the listing, we had our work cut out for us!

The previous renters had left the property in rough condition, with damage, multiple DIY projects, and even dangerous electrical wiring that needed attention.

Cleaning, junk removal, repairs, staging, and a fresh marketing strategy completely changed how this home showed. And the result? Multiple offers came in quickly!

We initially had an investor interested, but the numbers didn't work for them. Sometimes that's a blessing in disguise, because along came a buyer who wanted to make this house a HOME for her family!

What a great time to be a buyer! Today's market is creating opportunities for concessions, repairs, and negotiations that can really benefit buyers- this listing was exactly that scenario!

WOW! Here's a crazy real life story!

This one came with a surprise to my client who has his beautiful home listed in Sugarhouse. We discovered the original builder never completed the process with the city to obtain the final Certificate of Occupancy — something that had gone unnoticed for years and wasn't caught when he purchased with his prior agent. This home is only two years old but was built on land that originally had an older home that was knocked down for rebuild.

Now, in order for my out-of-state seller to sell the home, we had to get it resolved for the buyers who we're under contract with to purchase. I became the main point of contact with the city, which created an online portal for me as the listing agent so I could manage the entire permit process on my client's behalf. I coordinated the city inspector and surveyor, plumber, permitting, payments, required sewer correction, documentation and re-inspection — getting all the moving pieces organized so we could finally get the property cleared and keep the sale moving toward closing.

My client didn't create this problem, but unfortunately he inherited it when he bought the house. Next step will be determining what costs can be recovered from the original builder, which will be pursued with an Attorney once this sale is complete. He could potentially be inheriting over $20,000 in costs depending on the required repairs by the plumber and city.

This is why having an experienced real estate agent matters (and someone who LOVES researching details like this).
