Advantages of Manufactured Homes and Modular Homes over Site Built Homes

Modular homes are built on a dolly system which is used to transport the home to it's final location and then the home is rolled or craned onto the foundation or basement and permanently attached to foundation just like a stick built home is. Materials used to build the home are stored inside and never exposed to rain, snow, sunlight or other damaging conditions. This ensures that these materials remain in excellent condition and produces cost savings in construction. Plumbing and duct work are fully enclosed in the same blanket of insulation which virtually eliminates the danger of freeze-up. For modular homes going on a basement there is no floor insulation so the lines are easily accessible. The skilled people who build manufactured and modular housing work inside, away from the weather, so working conditions are always optimal. This creates an environment where top-quality work can be carried out at peak efficiency. Operations such as electrical installation and insulation are carried out from outside the walls. Not only does this make the work easier and more efficient, with a more exposed work area, quality control can be significantly better. Work on manufactured and modular housing is far more specialized than with conventional, site-built homes. Because Manufactured and modular homes are factory-built as units, testing and inspection can be carried out in a much more rigorous fashion than with site-built homes. Integrity of electrical systems is tested with high voltage and water systems are tested by applying high pressure air. Manufactured homes must meet strict standards dictated by Housing & Urban Development (HUD). Modular homes are built to the Uniform Building Codes/International Residential Codes (UBC/IRC), same as a site built home. Inspections are carried out by highly trained, accredited inspectors. Delivery times for manufactured or modular homes average 2 to 8 weeks from the time the home is ordered. The time to finish the home onsite varies with the amount of work to be accomplished, the weather and the availability of contractors if there are any unseen delays.
