I know how exciting it is to finally own your own home, but I also know it can be a bit overwhelming. 🏡

Between mortgage payments, insurance, and all the little things that come with home ownership, the expenses can quickly add up.

Here are a few tips to help you save money and manage the costs of being a homeowner:

1️⃣ Create a budget: Outline your monthly income and expenses. Be sure to include all your recurring expenses like mortgage payments, property taxes, and utility bills, as well as any variable expenses like groceries, entertainment, and maintenance costs. This will give you a clear picture of where your money is going and help you identify areas where you can cut back.

2️⃣ Save for unexpected expenses: Owning a home comes with a lot of unexpected expenses like repairs, replacements, and emergencies. To avoid getting caught off guard, set aside some money each month specifically for these expenses. A good rule of thumb is to save 1-3% of your home's value each year for maintenance and repairs.

3️⃣ Cut back on unnecessary expenses: One of the easiest ways to save money as a new homeowner is to cut back on unnecessary expenses. This could mean canceling subscriptions you don't use or finding ways to save on energy bills.

It's no secret that negotiating the best deal can make all the difference in your home buying journey, and I'm excited to share some insider tips with you today.

From timing your negotiations just right to getting creative with your offers, these are the tips that I've used to help my clients save thousands. 👉

1️⃣ Focus on the details that matter: When negotiating, don't get bogged down by small details that won't make a significant impact on the overall price. Instead, focus on the key issues that will make the most significant difference to your bottom line.

2️⃣ Timing is everything: Negotiating at the right time can make all the difference. For example, if a property has been on the market for a while, the seller may be more willing to accept a lower offer. Or, if you're competing with other buyers, making a quick and compelling offer can help you stand out.

3️⃣ Get creative with your offers: Sometimes, offering something besides a higher price can give you the edge you need. For example, if the seller is motivated to close quickly, you can offer a shorter closing period in exchange for a lower price.

I love getting to know the homes I sell, and while I can walk around, measure, and take notes and photos, I don’t fully know a home until my clients open up about the lives they've lived in their homes. ✨

That's why, early on in the selling process, I always ask my sellers what they love about their homes.

And I don't want to know the obvious things like a massive primary closet or top-of-the-line kitchen appliances. I mean the small, personal details...
..things like the way the sun streams in during the morning or the cozy chair by the fireplace where your toddler likes to curl up with a book or the thriving herb garden you've been nurturing for years on the back patio. Those are the details that make your home truly special. 💓

So before you sell your home, ask yourself: What makes my home stand out? What do I love here that I know I won't find anywhere else? Then, take a deep breath, give thanks for the home you have, and pass those things along to your agent, so they can use what you love to appeal to buyers.

Today's is "earnest money deposit" swipe to see the definition. 👉

One thing to note is that earnest money is PART of your down payment, not a separate entity. 💵

You put down a portion (1-2% of the purchase price) of your down payment early to the sellers to show good faith. This is also protected by the contingencies in the sale agreement (financing + inspection findings etc.)
