Inventory is slowly increasing, but we are not flooded with homes. Well-priced properties are still moving quickly, especially in Temecula, Murrieta, Menifee, Lake Elsinore, and Canyon Lake.

Here’s what we’re seeing this week:

• More new listings hitting the market
• Strong activity in the $500K–$800K range
• Move-up buyers re-entering as confidence improves
• Sellers testing higher price points (strategic pricing still matters!)
• FHA & VA buyers staying active

Buyers:

The spring market is quietly waking up and we can feel the shift!

Inventory is slowly increasing across Temecula, Murrieta, Menifee, and surrounding areas, giving buyers a few more options than we saw in January. That said, well-priced homes are still moving quickly. Especially those under $800,000.

What we’re seeing right now:
• Serious buyers are back in the market
• Sellers who price correctly are getting strong activity within the first 7–14 days
• Rate stability is giving buyers more confidence
• Homes that are overpriced are sitting — and price reductions are happening faster

The market is NOT crashing. It’s correcting and normalizing.

Inventory continues to slowly rise across Temecula, Murrieta, Menifee, and Lake Elsinore, giving buyers more options than we’ve seen in recent months. That said, well-priced homes are still moving quickly. Especially in the $600K–$800K range.

Buyers are being more selective, negotiating strategically, and paying close attention to condition and pricing. Sellers who prep, price correctly, and market aggressively are still seeing strong activity and solid offers.

Interest rates remain steady, keeping both buyers and sellers cautiously optimistic as we head further into Q1.

Well-priced homes are still selling quickly and close to list price, while longer days on market are creating more room for negotiation.

For buyers, this means more opportunity and less competition. For sellers, smart pricing and strong marketing are more important than ever.
