Several years ago, I met this family at an open house I was hosting. They were new to the area and ultimately decided to rent for awhile. They fell in love with Temecula and decided to stay. We had stayed in touch, so when they were finally ready to buy, we hit the ground running. With a great lender on their team and a desire to stay in the same neighborhood and find a home with a big yard, we went to work.

Inventory was limited, but the right home came along in just a matter of days. We competed against multiple offers, won, and today they officially have the keys.

Moments like these remind me that real estate is about relationships, patience, and helping people build the life they want. Grateful for my clients' trust, a smooth closing, and both buyers and sellers are celebrating their new chapters today!

As a local Realtor, I'm very concerned about the proposed Powerlink project. The City Council did a great job of addressing all the concerns for the community: wildfire, environment, property value, health/safety (real or perceived), tourism, to name a few. As a Realtor, I know from experience there will be a huge negative impact on property value and homeowner investments. I recently helped sell a home in San Diego County that backs up to a 230kV AND 138 kV power lines (see photo). The home was absolutely pristine and gorgeous. BUT, repeatedly the buyer concerns were the power lines. Visually disruptive and health concerns (real or perceived has equal value in the buyer's eye). An EMF report was obtained and the results are concerning (see photos). These power lines together are still just a fraction of the power lines that are being proposed. The home did eventually sell at a discounted price after nearly a year on the market. This is NOT what we want for Temecula.

I watched the Temecula city council meeting yesterday. I was impressed by the depth of the questions our council put to SDG&E. Well researched and documented hard questions and SDG&E was clearly unprepared to answer any of them and became very defensive. Armed security?? That was shocking and speaks a lot to their expectations. My one question is if they "don't have a proposed route", why is Temecula Creek the only "proposed route" on their mapping? I would have expected them to share the various alternative routes but they did not. The route through Temecula Creek doesn't have any leeway due to the nature of the path, so saying they "don't know" is not credible. I'm thankful to the city council and all the residents who were able to be there to speak out on behalf of our beautiful city. Stop the Powerlink project...

The recent chemical emergency in Garden Grove is a powerful reminder that buyers need to pay attention to more than just the house itself. One of the most important documents in a real estate transaction is the Natural Hazard Disclosure (NHD) report.

An NHD can identify whether a property is located in:
• High fire hazard zones
• Flood zones
• Earthquake fault zones
• Seismic hazard areas
• Wildland fire areas
• Dam inundation zones
• Environmental or industrial concern areas nearby

It should also include information about property taxes and mello roos/special assessments, airports, military zones, m**h labs, contaminated sites, and other location-based risks depending on the report provider.

Disclosures matter. Reading them carefully helps buyers make informed decisions about safety, insurance costs, long-term risk, and quality of life.

Here is an example of just one section of one report. Each NHD provider report may look a little different but they are required to have most of the same data. Don't skip the review...
