- Other sources, like Zillow, report average rents, which can be influenced by extreme highs or lows in pricing.
- Some reports focus on city-level data (e.g., Riverside, CA), while others cover broader county-wide trends (e.g., Riverside County).

Key Local Insights
While Realtor.com reports a 4.8% decline in rents for Riverside, CA, Zillow data shows a 3.4% year-over-year increase in Riverside County’s average rent. This difference is due to varying methodologies and the fact that some areas may be experiencing price drops while others remain stable or increasing.

Meanwhile, Temecula’s rental market remains strong, with rents continuing to rise:

- Median rent: $3,200 (+6.7% year-over-year)
- Average rent: $2,957 (+2.9% year-over-year)

As we settle into 2025, all eyes are on mortgage rates and inventory—two key factors shaping the housing market. This week, we’re seeing signs of tamer inflation, which has brought some relief to mortgage rates. While this is encouraging, we’re still waiting to see how the Federal Reserve responds in the coming months.

On the inventory side, the number of homes for sale has grown 28% year-over-year, but we’re still below pre-pandemic levels in many parts of the country. In Southern California, we continue to see a mix of steady home prices and longer days on market, which could mean more opportunities for buyers in early 2025.
