The 50 year mortgage keeps showing up in the news, and a lot of people are asking if it really helps with affordability or if it’s just a short term band aid.

Here’s the quick breakdown ⬇️

Pros: Usually a lower monthly payment, easier entry into higher priced areas, and a little more room in your monthly budget.

Cons: You’ll pay more interest over time, you’ll build equity more slowly, and you’re taking on more risk if home values pull back.

So in simple terms, a 50 year loan can make it easier to buy now, but it can make that same home more expensive in the long run. It gets you in the door, but it can slow how fast you build wealth.
