I must admit that I've been a bit lazy in keeping this page up. I've been a Broker in California Real Estate for 30 plus years, and am pretty sure I've seen just about every "thing" that CAN , or CANNOT happen in the business.
As a Mortgage Broker for nearly 20 years as well, I've seen, and touched over ONE-THOUSAND sale transactions over this period of time. I feel it's safe to say that not many folks in the business can make this claim.

I work with people every day that are in or at foreclosure. As much as I'm ALWAYS sensitive to their situations, MANY, MANY of these homeowners bit off more than they could chew and did it thinking that prices would keep going up. A very high percentage of these buyers purchased their homes around 2004, 2005, 2006, and were the last of those jumping on the housing "pyramid".
I've been around this business as a Mortgage Broker and Real Estate Broker for over 25 years. Real Estate is an investment. Like ANY investment, there are risks.
But, don't be fooled. There will be a lot of wealth created as a result of this cycle as well, and anyone who has the means should be looking to buy because prices won't likely go lower. Prices, along with incredibly low interest rates will make for an excellent investment for anyone (particularly young people), going forward in life.

There are constant changes in how and when homeowners should handle the Short Sale, and/or Foreclosure process. What you do, and when, can make all the difference in your credit rating and ability to work through the amount of time one has in his/her home.
