Congratulations to my clients on making moves during this market- whether buyers or sellers- operating in an extreme market is never easy regardless of if you are on either end of the transaction.

Through the preparation of getting your home ready for the public as a seller, to vacating your family and pets to have hundreds of people tour through, to managing buyer’s feedback & hoping people love your home as much as you do, to waiting to see the outcome of all of your hard work. And on the buyers side of things: with submitting offer after offer, to losing on properties you really love, to possibly having to change expectations on what type of home you will ultimately be looking at with prices where they are, and all still doing so while keeping the morale high!

Expectations of your agent during these times were at an all time high, and I’m here to deliver. I’m so proud of the properties sold for my clients 💛 and look forward to continue doing so as we near the end of 2021 ⚡️

You can still get your home lookin’ it’s best for buyers with a few tasks from my tried-and-true pre-market checklist:

Clean, de-clutter, repeat. 🧼
Clear out the closets (make some extra cash or donate for some tax breaks).
De-personalize the main living areas.
Get rid of unnecessary furniture.
Organize garages & attics.
Spread fresh mulch & plant seasonal color.
Replace interior & exterior light bulbs.
Pressure wash walkways.

It’s fall, ya’ll! 🍁

That means it’s time for a quarterly home maintenance check. Trust me—it’s so much more manageable to do these quick quarterly checks than to put home maintenance off and then get hit with costly repairs all at once.⁣

If you’re the Bob Villa type, you probably have your own list, but for the rest of us, here’s a jumpstart:⁣

🍁Test smoke detectors & carbon monoxide alarms. Even if you think they still have life left in them, change the batteries.⁣

🍁Since your grilling-out days are coming to a close (bummer, I know), you’ll be cooking inside more. Go on and declutter, deep clean, and degrease the kitchen—and don’t forget to vacuum behind the fridge.⁣

🍁Your dryer vent is a real fire hazard. Use the wand attachment on your vacuum to get rid of excess lint. If you can’t get it yourself, call a professional.⁣

🍁Check your downspouts after a hard rain to ensure water is flowing away from your house. If not, you may get standing water in your crawlspace.⁣

🍁Winterize your mower and sprinkler system, and cover your patio furniture and grill.⁣

🍁Check roof overhangs and repair holes or cracks where birds, rodents, squirrels, and bats may take refuge from the cold.⁣

🍁Trim shrubs, bushes, and trees one last time before winter paying special attention to limbs growing too close to your house.⁣

🍁Pull up your annuals (they’re gone for good) and mulch around your perennials (so they’ll make an appearance next spring).⁣

🍁Have your HVAC serviced. You don’t want your system stalling out in the middle of winter (or worse—during the holidays).⁣

🍁Evaluate your Halloween and holiday decor and put them somewhere for easy access so yon’ll be ready when the mood hits to decorate. ⁣

& once your house sells for top dollar after a busy weekend of showings or open houses…. I send you off with some moving boxes & a personalized book of your old home so that you can remember it forever 🏠

What’s also really important to me is
1️⃣honesty
2️⃣ constant communication

Good news! There are things you can do to get your home positioned well, but the magic is in my marketing strategies. ✨

1️⃣ price it right. Setting the right price for your home is the single most important decision you’ll make when you decide to sell. Don’t worry- I can help get it right from day one!
2️⃣ keep your cards close. So far as you can help it, don’t spill to buyers why you’re selling. If they sense you need to sell closely, it could affect their offer.
3️⃣ storage speaks. Buyers LOVE LOVE LOVE storage. Do whatever it takes to put your homes closets and storage books on full display-even if it means clearin’ em out.
4️⃣ Enhance the entry. You use it as a place to unload your wallet, keys, mail, or loose change… swap out the gadgets for a vase of fresh-cut flowers or houseplant.
5️⃣ clean is EVERYTHING. Clean, clean, clean & then clean some more. Don’t miss top dollar for a lack of elbow grease.
6️⃣ depersonalize & declutter. Get rid of a third of your stuff. A good visual to keep in mind- picture transforming your home into a rental property.

Wondering if we’re in a housing bubble? If so, you’re not alone.

Here’s the latest on what experts over at Bloomberg Business are saying about the current housing boom.

No doubt today’s environment feels a lot like the bubble market in 2006, but don’t worry, there are a few "market" differences:

Loans are much harder to get today than in 2006. Lenders have raised lending standards and loans are smaller in proportion to house values and borrowers’ income. Translation? Buyers can’t weasel their way into loans like they used to.
The main factors in the current price runup are tight supply and strong demand, not sloppy lending.
Many think the boom has been years in the making. Having overbuilt in the 2000s, homebuilders underbuilt in the 2010s—and now, it's playing catch up.
