One of the biggest misconceptions I hear from buyers and sellers is:

"The house failed inspection."

The truth?

Homes don't pass or fail home inspections.

A home inspection isn't a test—it's a professional evaluation of a home's condition at a specific point in time. Every home, whether it's five years old or fifty years old, is likely to have maintenance items, recommendations, or repairs noted in the report.

One of my goals as a REALTOR® is to help take the fear and uncertainty out of the buying and selling process through education. 🏡 Is the Housing Market Slowing Down? The Latest Numbers Might Surprise You...

One of the questions I hear most often is:

"Stacie, is now still a good time to buy or sell?"

The latest Pennsylvania Association of Realtors® Housing Report tells an interesting story.

📉 Home sales are down 5.5%
📋 New listings are down 5.0%
📈 But the median home price is UP 4.9%, now sitting at $320,000 statewide.

So what does that really mean?

It means that while the pace of the market has become more balanced, buyers are still out there, and well-priced, well-presented homes continue to sell.

Here in Westmoreland County, I'm seeing buyers who are taking a little more time, asking more questions, and carefully comparing homes before making an offer. That's why pricing, preparation, and a solid marketing strategy are more important than ever.

For buyers, today's market can also create opportunities. Many homes aren't receiving the dozens of offers we saw a few years ago, allowing buyers more time to make informed decisions and negotiate when appropriate.
