I have years of experience in home construction, renovation, remodeling, and general handyman work. Having purchased several homes myself I know all to well the fears and stress that come along with buying a previously owned home. ctions will provide an unbiased report of the overall condition of the home. Clients are encouraged to accompany the inspector as he performs a visual, noninvasive inspection of the entire home. During the inspection we will examine the outside of the home from roof to foundation and inside from attic to basement. This includes: grading/drainage, roofing/siding, exterior/structure, garages/carports, insulation, ventilations, doors/windows, sinks/toilets/tubs, electrical, plumbing, heating, and cooling. As you walk throughout the home the inspector will offer general maintenance tips and suggestions of who to contact for recommended repairs. Within 24hrs of the inspection a detailed written reports including photographs and references will be provided. Simply put deciding to buy a home is one of the most important decisions you will ever make. It is imperative that you be informed before finalizing the purchase. I take pride in providing an honest, objective, unbiased report of the home so that you can buy with confidence.

This is an Owens Corning product from the past that didn't work well, Fiberglass chopped cube type of insulation in use. This type of blown insulation from around the 90s has been identified with lower than expected efficiency/R value. Home inspector and a dad. A lethal combination for bad jokes.

Remember you have a choice when it comes to who inspects your future home. The buyer has that right since you are the one paying for the inspection and it is your long term investment. Realtor referrals are great and can save you the hassle of finding an inspector yourself, but do your research before agreeing. Just to be sure that everyone’s best interest are in mind, including yours.

If your willing to spend tens if not hundreds of thousands of dollars on a home why wouldn’t you spend just a few hundred bucks to make sure it’s everything you hoped? A small price to pay for piece of mind.

With warming temps, melting snow, and spring on the way now is the time to keep an eye on your basement for water leaks. If you notice water seeping into the walls and floors of your basement after a heavy rain or rapid snow thaw the culprit could be poor drainage.

Gutter downspouts should extend at least 5 feet away from the home and terminate into a grassy area or location that will allow the water to flow away from foundation walls. Stay away from just allowing the downspout to end on a splash block. These are very ineffective and just allow water to run over edges and back into the house.

One of the most common defects we find as home inspectors is poor/faulty kitchen drain plumbing. This is a repair that many homeowners try to do themselves. Some are successful but many are not. Inexperience, inadequate tools, and low quality materials are often the culprit.

Many times slow draining or leaky sinks are not emergencies so it may be best to contact a qualified plumber and ask them to stop by when it is most convenient for them to avoid after hours and emergency call charges.

My two words if advice. Stay away from YouTube when trying to do home repairs, especially plumbing. And SAY NO TO FLEXIBLE PLUMBING PIPE!

Leaky window or door? The problem could be a result of missing or damaged drip edge flashing, or drip cap, above the opening. This can severely damaging interior walls and unseen exterior walls under the siding.

Depending on the type of siding this can be a fairly simple repair for most moderately capable handymen or do it yourselfers. The cap should be installed just above and the door or window attached to the sheathing but under the felt paper or house wrap. Flashing should always follow the flow of water down and away from the home.

A competent home inspector can identify these type of issues and many others so there are no surprises after you move in. You have a choice when it comes to an inspector. Do your research and choose someone honest and experienced with your best interest in mind.
