Winter is a great time for investors to find deals in properties. Prices tend to drop as people are not wanting to move in the cold. Buying now lets you rehab the house while people are not wanting to move and have it ready come spring when they are ready to move. I bought my first two properties in January and just helped another investor buy his first property yesterday.

One way to get into rental properties is to move to a new house and rent out your old one instead of selling. This would require you to have the down payment for the new home up front if you plan to buy a new home. If you are moving to a rental property or senior care facility this is a way to keep your home and have it pay for the rent of your new residence.

Here is an updated virtual tour of the property about midway through the rehab. We still have some wallpaper to remove and painting to do. The windows on the front of the house are ordered and will be installed in a week or so. The den needs to be painted. The materials for the master bath are on order with a 5 week lead time. The upstairs bath still needs to be painted. The interior walls in the basement have yet to be installed. Once that is done we can install the shower in the basement then get the wiring done. the egress window is scheduled to go in to the basement on September 28th and 29th. The materials for the master shower are going to hold us up so we won't be done by October 1st. The gutters have yet to be repaired.

I had some questions about the work that MidAmerican Basement Waterproofing did for me. The black stuff on the walls is foam insulation with steel studs centered at 16 inches which are used to hold drywall. The foam has channels in it for wiring. So, my next step is to mark the foam where I want the outlets then get an electrician to run the wire and install the outlets.

What is the difference between a Realtor and a real estate agent? This is a great question and most people do not know the difference. The terms are used interchangeably but are not. Both must pass the same exam and become licensed. They can then help you buy and sell real estate. A realtor goes on to study more law and ethics then
SWEARS AN OATH
to uphold ethics that are set forth by the National Association of Realtors. A Realtor has a fiduciary relationship with their clients. That means that they must put the client's needs ahead of their own. There is nothing wrong with doing business with a real estate agent that is not also a Realtor. Just be aware of the difference.

I had Mid America Basement waterproof the basement and install their Basement to Beautiful product so I can finish the basement. Everyone at Mid America was very professional and friendly! They brought all of their sales staff to the house to view the project before the work started. It was exciting to see all that goes into getting waterproofing done right. I thought it was going to take a week just to do the waterproofing and another week to put up the Basement to Beautiful product. They got all of it done in 2 and 1/2 days. They even were delayed because the plumbers did not get their part done on time. Now I need to get the electrical work done then put up the dry wall.

One of the easiest ways to get started in real estate investing is to "house hack". This is when you buy a property like a duplex then rent out one side. The rent can pay for the mortgage so you live rent free. After you save up for another down payment you can repeat the process by buying a new multi-family property then rent out the unit that you lived in at the first property. There are several advantages to using this approach. Since you will be living in the house you can get an FHA loan. The down payment for these loans is under 5 percent of the purchase price. You can even get construction loans to repair and rehab the property. Talk to your banker for details.

Here is my latest project. It is a 5 bedroom house in Davenport that has been vacant for quite a while. I will be replacing all of the flooring, painting the entire interior, waterproofing the basement then finishing the basement and adding a sixth bedroom downstairs. I had planned on making it into a long term rental but am now considering putting it on AirBNB. Watch here for updates.
