As a licensed realtor & proud member of the Ruhl team, I bring integrity, hard work, & local expertise to every client. Born and raised in Davenport Iowa. Married my college sweetheart in 2006, Erica, and we have 2 beautiful daughters. We moved to Wilton in 2006 where I accepted my first job as a Police Officer. Local 145 Union Electrical Trade and got my Journeyman Card as an Inside Wireman. All these positions gave me a unique skill-set to pursue Real Estate Investing. I also obtained my coaching certificate in the State of Iowa in 2023, and am an assistant coach for the Wilton Girls Wrestling Team. I started Sugar Creek Properties LLC in 2022 and obtained my Iowa Real Estate License in May of 2023. I have had 3 successful listings since May of last year. 2 were business projects; one I was able to wholesale to other real estate investors, and the other was a house flip. My goal is to reach 100 real estate investment properties: flipping, wholesaling, or rental units. The other main focus of my business is to give back to the local community where I live. I have had the wonderful opportunity to pursue my dreams because of Real Estate, and can now add Philanthropist to that list. I set aside a portion of the profits from investment properties to donate to the Wilton Community. My hobbies are quite extensive: I enjoy reading, writing/journaling, and philosophy. I workout on a regular basis, lifting, running, & biking. I am also an avid investor, stocks, gold, silver, and real estate. I enjoy things that appreciate over time and love to diversify my portfolio

That's right, more and more first-time buyers are teaming up with friends, siblings, or unmarried partners to make homeownership happen.

And honestly? It makes a lot of sense given how tough affordability can still be for first-time buyers.

Here is the one update I suggest before almost every listing. Fresh paint. Not a full renovation. Not a complicated project. Just clean, neutral walls that make the home feel lighter, brighter, and easier for buyers to imagine themselves in.

It is one of the simplest changes that can completely shift how a home feels the moment someone walks in, especially during spring showings when natural light does most of the work. Sometimes the updates that create the biggest impact are also the simplest ones.

You’ve probably heard of the Veterans Affairs (VA) home loan. But do you know what it offers?

In a recent survey, 68% of Veterans didn’t know they may be able to buy a home with zero money down. 77% didn’t know PMI isn’t always required.

Many also have no idea they may be able to count their Basic Allowance for Housing (BAH) and Basic Allowance for Subsistence (BAS) as income.

Any of those VA loan benefits could make homeownership more achievable than you realize.
