Airbnb owners face new regulations in Muscle Shoals.

The City Council voted to enforce local business licensing, safety inspections, and strict operating rules for
short-term rentals, such as Airbnb and VRBO.

Airbnb hosts and other short term rental landlords must first obtain a business license with the city. They must pay city taxes and have a safety inspection before they can be certified.

Property owners must also ensure their rental location meets zoning requirements.

​The rules impose several limits on hosts. Guest capacity will be based on the number of bedrooms, yard signs are not allowed. Hosting parties and events will also be banned.

Owners must keep three years of guest logs and insurance records on file, and they must provide the city with a primary local contact who is available 24 hours, 7 days per week to handle neighbor complaints.

Although Airbnb handles the automatic collection of Alabama state lodging taxes, hosts are still required to handle their own business licensing and make sure taxes are paid.

Hosts who operate without a license or violate the operational rules risk fines and losing their ability to rent their property.

For this purchase, the home qualifies for FHA financing, which means my client is able to take advantage of the 3.5% minimum down payment option (subject to lender approval and the property meeting FHA requirements).
A manufactured home isn’t automatically “cash only” or conventional financing only. There are specific requirements the home and property must meet, and having a Realtor who understands the process can make a BIG difference.
