Things I care about more than your countertops when we're looking at a house:

The roof.

The foundation.

The electrical panel.

The age of the mechanicals.

Water where water absolutely should not be.

Whether that suspiciously fresh coat of paint is just fresh paint…or has a story to tell. 👀

The layout.

And whether the things you don't like can reasonably be changed.

Don't get me wrong. I appreciate a beautiful kitchen.

But quartz countertops can be installed.

Ugly paint can be painted.

Light fixtures can be changed in an afternoon.

I would much rather have you buy the structurally boring house with the ugly bathroom than get hypnotized by a gorgeous kitchen while the basement is quietly auditioning to become an indoor swimming pool. 😂

Pretty is wonderful.

But when we're deciding whether you should actually BUY the thing?

We're looking past pretty.

Listen, not every house needs to be shiny on day one. Sometimes you need a solid little house with good bones, a little work to do, and a buyer who can already see what it could be. 🔨

And THAT is exactly what we have here.

My client is officially under contract on this little fixer-upper, and I am ridiculously excited to see what she does with it.

There are houses where you walk in and think, “Well, this is finished.”

And then there are houses where you start mentally changing paint colors, pulling things out, fixing things up, and imagining what it's going to look like six months from now. 😂

This one is definitely the second kind.

It's solid. It's his to make his own. And it has so much potential.

I have a feeling the before-and-after pictures on this one are going to be GOOD.

For now, though, we have some boxes to check before I get to hand over the keys. 💚

I think we accidentally put WAY too much pressure on buying a home.

People start trying to predict who they'll be in 10 or 20 years.

Will we have another kid?
Will I still work here?
Will we need a first-floor bedroom someday?
What if we want more land?
What if we want LESS land?
What if my theoretical future grandchildren need somewhere to sleep? 😂

Friend.

Sometimes you just need a house that works for the life you're actually living right now.

Can you afford it comfortably?
Does it meet your important needs?
Do you like the location?
Can you picture being happy there for the next several years?

That's enough.

Real estate can help you build wealth precisely because you don't necessarily have to get the final house right the first time.

🏡 SOLD — and this time, she’s actually HERE. 💙

I've been waiting to make this post.

My sweet buyer made it to Michigan on Wednesday, and today we finally get to make it official.

This one started from hundreds of miles away.

After trying to make the move from Maine last year and having it fall apart at the last minute, she decided to try again. She found this little house, trusted me to walk through it for her on a video call, and decided this was the one without ever setting foot inside it herself.

That's a pretty incredible amount of trust.

And I couldn't have asked for a better house—or a better seller—for her to take that chance on.

The seller is a friend of mine, and I got to watch the care he put into bringing this home back to life. He didn't just make it pretty. He created a sweet, solid little house that I could genuinely feel good about telling my buyer, “Yes. I think you should come see what Michigan has waiting for you.”

And now she's here. 🥹

No more video tours. No more buying a house from Maine. No more talking about when she gets to Michigan.

She's here. The house is hers. And a brand-new chapter gets to start today.

I am so ridiculously happy for her, so proud of the work he did on this home, and incredibly grateful that I got to be the person in the middle helping one lovely human pass something she cared about to another.

UNDER CONTRACT 🏡✨

I’m so excited for my buyers, who are officially under contract on this absolutely charming Lakeside home!

They moved to Muskegon from Indianapolis more than a year ago, and now they’re taking the next step: putting down roots and making Muskegon home for the long haul. 💛

And this house feels like such a good one to do it in. It has so much personality and warmth — beautiful original details, cozy spaces, tons of natural light, and just the kind of charm that makes you want to stay awhile.
